Janitor Porter

The HOA Janitor / Porter plays a key role in maintaining the cleanliness, safety, and overall appearance of the community. The HOA Janitor / Porter is responsible for routine janitorial services, exterior property upkeep, and physically demanding tasks that support day-to-day operations. The ideal candidate takes pride in their work, operates with a service-oriented mindset, and contributes to a well-maintained, welcoming environment for residents and guests.

• Perform daily janitorial duties in common areas, including lobbies, hallways, restrooms, stairwells, and amenity spaces
• Maintain exterior areas by collecting trash, sweeping walkways, cleaning parking areas, and removing debris
• Conduct heavy lifting as required, including moving furniture, bulk items, supplies, and waste materials
• Support property clean-up efforts after events, maintenance projects, or weather-related impacts
• Monitor common areas for safety hazards, damage, or maintenance needs and report issues promptly
• Assist with setup and breakdown of community events or meetings as needed
• Follow established safety procedures, cleaning standards, and HOA policies

• Ability to lift, carry, push, and pull heavy objects (typically up to 50 lbs or more)
• Experience with janitorial, porter, or maintenance work preferred
• Comfortable working outdoors in varying weather conditions
• Strong attention to detail and time management skills
• Dependable, punctual, and able to work independently or as part of a team
• Basic understanding of cleaning chemicals, equipment, and safety practices
• Professional demeanor and respectful communication with residents and staff

• Prolonged standing, walking, bending, and lifting
• Frequent heavy lifting and physical labor
• Ability to work both indoors and outdoors
