Job Description SummaryThis role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Job Description- Assists and completes work orders generated from resident requests for service and routine upkeep, diagnosing defects or problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Oversees the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing pre‑move‑out inspections, creating punch lists of maintenance work needed, scheduling vendors and contractors, ordering supplies, and inspecting completed work.
- Develops standards for the cleanliness and overall appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other community common areas.
- Inspects work performed by other service team members and contractors to assess effectiveness of policies, verify quality, and develop corrective action plans as needed.
- Maintains adequate inventory of spare parts and maintenance materials, working with the Community Manager to order supplies and tools within budgetary guidelines.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assists the Community Manager in developing the budget for regular repair, maintenance, and capital projects.
- Supports cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible and practicing proper tool use.
- Conducts regularly scheduled Greystar safety meetings, keeps MSDS sheets current, and stays up‑to‑date on OSHA and other safety regulations to ensure compliance.
- Demonstrates customer‑service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints with efficiency and urgency.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, building maintenance, or a related trade.
- Must provide own hand tools unless prohibited by state law and be skilled in safe use of hand tools, power tools, mechanical equipment, and measuring devices.
- Ability to apply logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication skills.
- Ability to read, write, and communicate effectively for managerial support.
- Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
- Mathematical skills for reviewing and completing financial, administrative, and legal documents.
- EPA certifications Type I and II or Universal if required for HVAC work.
- All certifications required by state and local jurisdictions.
- Valid driver’s license to operate a golf cart on property.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
- Local routine travel may be required for meetings, training, or other duties.
- Flexible schedule, including calls during evenings, weekends, and holidays.
