Managing Consultant - Multifamily Development & Construction - FloridaThe Superintendent is responsible for the day-to-day field supervision, coordination, and successful execution of institutional construction and interior fit‑out projects. This role ensures projects are completed safely, on schedule, within budget, and in compliance with contract documents, local codes, and quality standards. The Superintendent serves as the primary on‑site leader, coordinating subcontractors, inspections, and site logistics.
Key Responsibilities Project Execution & Field Management- Manage all on‑site construction activities from mobilization through project closeout
- Coordinate and supervise subcontractors, vendors, and labor forces
- Enforce project schedules and sequencing, ensuring milestones are met
- Read, interpret, and implement construction drawings, specifications, and RFIs
- Coordinate inspections with local authorities having jurisdiction (AHJs)
- Ensure proper installation of interior systems including framing, drywall, ceilings, finishes, MEP rough‑ins, and final fit‑out components
- Enforce company and OSHA safety policies at all times
- Conduct daily safety meetings and job hazard analyses
- Maintain a clean, organized, and safe jobsite
- Ensure compliance with Miami‑Dade County codes, Florida Building Code, and institutional requirements
- Implement quality control procedures and punch list management
- Verify work meets contract documents and owner standards
- Identify and resolve construction issues proactively
- Coordinate mock‑ups, inspections, and owner walkthroughs
- Develop and maintain short‑term (2–6 week) look‑ahead schedules
- Coordinate with Project Managers on procurement and delivery of materials
- Track manpower, productivity, and site progress
- Assist in change order implementation and documentation
- Serve as primary on‑site point of contact for the project team
- Communicate effectively with owners, architects, engineers, inspectors, and subcontractors
- Maintain daily reports, site logs, and photo documentation
- Participate in OAC meetings and subcontractor coordination meetings
- 5+ years of experience as a Superintendent or Assistant Superintendent
- Experience with institutional projects and interior fit‑outs
- Strong knowledge of construction means and methods
- Familiarity with Miami‑Dade permitting and inspections
- Ability to manage multiple subcontractors and fast‑paced schedules
- Proficient in reading construction documents and specifications
- OSHA 30 Certification (or ability to obtain)
- Experience working for a General Contractor in South Florida
- Procore or similar construction management software experience
- Bilingual (English/Spanish) a plus
- Experience in occupied or phased construction environments
- Strong leadership and problem‑solving skills
- Excellent communication and coordination abilities
- High attention to detail and quality
- Ability to work under tight schedules and deadlines
- Professional demeanor when working with institutional clients
