Sr. Operating Engineer – JLL
As a Sr. Operating Engineer, you will perform critical preventive maintenance and repairs across a mixed‑use facility portfolio in Tennessee. Your responsibilities directly support JLL’s standards for best‑in‑class facility management, energy efficiency, and client satisfaction.
ResponsibilitiesPerform preventive maintenance and minor repairs on HVAC, plumbing, mechanical, electrical, and building systems.
Diagnose and troubleshoot basic plumbing and electrical issues; self‑perform repairs as needed.
Identify energy savings opportunities and optimize building system performance.
Manage and complete work orders using CMMS technology.
Maintain the property’s interior and exterior, including repairs to walls, flooring, roofing, lighting, and fixtures.
Interact daily with teams in person, via phone, and email to accomplish operational objectives.
Assist other trades in general building and grounds maintenance.
Required Qualifications- Comprehensive knowledge of MEP/HVAC system design and application, with Universal EPA 608 Certification for refrigerant handling.
- Minimum two years in building engineering with demonstrated technical competency across all facility operations; strong background in at least one specialized craft such as packaged HVAC, plumbing, electrical equipment repair, or general building maintenance.
- High‑school diploma or GED equivalent, plus valid state driver’s license for transportation to work sites.
- Ability to repair and maintain commercial HVAC components (pumps, motors, air handlers, automation and control systems) in compliance with applicable codes.
- Experience with Computerized Maintenance Management Systems and proficiency in Microsoft Office Suite, web‑based applications, and handheld devices.
- Strong relationship‑management skills and a self‑starter attitude with a consistently positive demeanor.
- Excellent verbal and written communication skills, good command of English language structure. Experience in museum or historic facility environments is an advantage.
- Knowledge of MEP/HVAC system design and application.
- Universal EPA 608 Certification.
- Ability to manage diverse relationships with teammates, contractors, occupants, and clients.
- Self‑starter with strong interpersonal skills and a positive attitude.
- Good command of English language structure, composition, and grammar.
- Experience with museum environments and/or historic facilities.
On‑site – Memphis, TN
Work ShiftSunday‑Thursday 7:00 – 4:00 with on‑call rotation
Salary/Compensation$30.00 – $35.00 /hr
