Position Summary:

The Service Technician III - HVAC plays a key role in providing an outstanding customer experience while maintaining cost and expense controls. They work on the Property Management team to inspect, troubleshoot, and repair HVAC systems in our single-family homes. Additional residential maintenance and repairs are also required as needed.

Essential Functions:
  • Assess situations quickly and determine appropriate steps to resolve service requests, providing excellent customer service and representing Progress Residential well.
  • Perform scheduled and unscheduled/emergency preventive maintenance, inspections, and service requests, including replacement and modification of equipment or systems as needed, involving:
  • Electrical, plumbing, and HVAC systems
  • Appliances, water irrigation systems, stairs, gates, fences, patios, railings
  • Flooring, roofing, gutters, lighting, fireplaces, gas fixtures, shutters, doors, windows, locks
  • Leaks, drywall, painting, pool areas, hot tubs, pool furniture, and other service areas as required
  • Diagnose and troubleshoot advanced issues, then repair or replace defective equipment or wiring on HVAC systems.
  • Report major repairs or replacements prior to expenditure of funds.
  • Maintain awareness of property conditions and address unsafe conditions immediately.
  • Conduct all business per company policies and regulatory standards (e.g., Lead-Based Paint, ADA, Fair Housing, OSHA, HAZCOM).
  • Uphold workplace safety standards and practices.
  • Complete service requests professionally and timely.
  • Maintain regular attendance and punctuality.
  • Perform other duties as assigned.
  • Qualifications:
    • High school diploma or equivalent.
    • At least 5 years of general service and maintenance experience (painting, plumbing, carpentry, electrical, drywall repair, etc.).
    • HVAC Certification from a technical college or trade program preferred.
    • EPA Certification required.
    • Minimum 5 years' experience with routine maintenance, inspection, and repair of furnaces, air conditioners, water heaters, and related systems.
    • Experience repairing and installing residential appliances preferred.
    • Own basic tools required for residential service.
    • Reliable transportation capable of transporting materials safely.
    • Valid driver’s license.
    • Availability for on-call, weekends, and evenings as needed.
    • Experience in the rental industry preferred.
    • Ability to work under pressure and meet deadlines.
    • Professional interaction with residents and vendors.
    • Strong organizational, communication, and interpersonal skills.
    • Physical ability to sit, stand, climb stairs, and lift 50 pounds regularly.
    • Knowledge of relevant laws, EPA, and OSHA regulations.
    • Proficiency in Microsoft Office and handheld devices.
    • Honest, ethical, and discreet handling of information.
