About

the Role

The Make Ready Technician / Groundskeeper plays a crucial role in maintaining the aesthetic and functional quality of the property at Bristol on Union. This position is responsible for preparing vacant units for new residents, ensuring that all aspects of the apartments are clean, functional, and visually appealing. Additionally, the technician will oversee the grounds, ensuring that the outdoor areas are well‑kept, safe, and inviting for all residents and visitors.

The end result of this role is to enhance resident satisfaction and contribute to a positive living environment. Ultimately, the Make Ready Technician / Groundskeeper helps to uphold the reputation of the property through diligent maintenance and attention to detail.

Minimum Qualifications
  • High school diploma or equivalent.
  • Previous experience in maintenance, cleaning, or a related field.
  • Basic knowledge of plumbing, electrical, and HVAC systems.
Preferred Qualifications
  • Certification in facilities maintenance or a related field.
  • Experience in landscaping or groundskeeping.
  • Familiarity with property management software.
Responsibilities
  • Perform thorough cleaning and maintenance of vacant apartments to prepare them for new residents.
  • Conduct regular inspections of the property grounds, including landscaping, walkways, and common areas, to ensure cleanliness and safety.
  • Assist with minor repairs and maintenance tasks, such as painting, plumbing, and electrical work, as needed.
  • Respond promptly to maintenance requests from residents and ensure timely resolution of issues.
  • Collaborate with the property management team to identify areas for improvement and implement solutions.
Skills

The required skills for this position include a strong attention to detail, which is essential for ensuring that all apartments are move‑in ready and that the grounds are well‑maintained. Effective communication skills are also important, as the technician will need to interact with residents and team members regularly. Problem‑solving skills will be utilized when addressing maintenance requests and identifying areas for improvement on the property.

Additionally, physical stamina and the ability to perform manual labor are necessary for completing various maintenance tasks. Preferred skills, such as knowledge of property management software, will enhance efficiency in tracking maintenance requests and scheduling tasks.
