The Warranty Supervisor is responsible for overseeing warranty requests according to Holiday Builders’ standard processes and procedures. The position is responsible for ensuring quality assurance and providing timely warranty customer service to homeowners after closing, as required by construction personnel.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Process homeowner calls, system requests, and e-mails for warranty service. Respond to all warranty requests via email or phone call within 24 hours of the warranty request, for all claims handled at the Corporate level.

Establish and maintain positive relationships with customers, trades, vendors, employees.

Coordinate the assignment of work required to be performed by trades/companies to complete the service work, negotiate pricing and manage final paperwork for acceptance by homeowners of completed work.

Close out all warranty claims company wide and address any concerns with the solution provided, as it pertains to company standards.

Manage homeowner’s non-warranty requests regarding information for their home.

Manage warranty requests in areas the company is no longer doing business in.

Compile monthly Warranty Reports for Executive and Division Management.

Continually analyze reports to determine if a material or labor change is needed, to reduce warranty costs. Collaborate with VP, Purchasing to determine resolution.

Conduct periodic inspections for homes deemed complete by the Project Manager to ensure all aspects meet or exceed company expectations, regarding quality and compliance with construction requirements.

Educate and assist with elevated homeowner issues.

Assist with training, developing and coaching Jr. Construction Managers, who are managing warranty claims.

Provide information to the Better Business Bureau and Maverick insurance, as necessary for claims submitted by customers.

Compile Personal Protective Equipment safety kits for all construction personnel.

Manage building maintenance for all corporate buildings.

Participation in the Inclement Weather committee and coordinate storm related tasks, such as window shutters installed at all corporate buildings and any other items to minimize storm damage.

Perform other duties as assigned.

QUALIFICATIONS

Education/Experience

Required:

BS Degree in Construction Management or related field of study or equivalent experience
Minimum of 4 years of directly related experience.

SKILLS/ABILITIES

Proficiency in Microsoft Office, to include scheduling and database programs
Homebuilding software experience preferred.

Requires ability to:

confirming schedules with trade partners and subcontractors as required
occasional travel to other divisions

PHYSICAL DEMANDS

Able to lift, push or move 10 to 25 pounds without assistance.
Requires the ability to climb, stoop, kneel or crouch.
