Job DescriptionThe Associate is primarily responsible for performing financial analyses, evaluating investment returns, conducting due diligence review, creating investment summaries, maintaining investment pipeline and special projects. This position is critical to providing support to the Managing Director and Director of Acquisitions in selecting and acquiring land sites for the delivery of data center development and other investments. The Associate reports to Managing Director of Acquisitions and has an in‑office schedule.
Essential Duties & Responsibilities- Perform various financial analyses for existing and prospective investment opportunities in Excel for multi‑building data center developments.
- Create complex and dynamic pro forma models and sensitivity analyses for project cash flows and investment returns.
- Calculate returns assuming various capital structures.
- Perform and compile market research, statistics, comparables, and market activity. Compile and analyze data for existing markets and ground‑up developments.
- Assist in creating investment materials, including investment summaries, lender packages, business plans and presentations.
- Update and maintain investment database and pipeline of deals in the market.
- Support all necessary aspects of the due diligence process for any investment opportunities being pursued, including land development screening, review power study, geotechnical, wetland environment and other third party reports, market analysis and competitive positioning.
- Bachelor's degree required. Candidates with degree(s) in math, real estate, business finance, economics or related area are strongly encouraged to apply.
- 2+ years of work experience in the commercial real estate industry with at least 1 year of experience as an analyst or associate in acquisitions or development.
- Strong technical proficiency in the Microsoft Office suite, with advanced skills in Excel and experience developing presentations in PowerPoint.
- Working knowledge of commercial real estate modeling, including office, industrial, and/or data center financial modeling.
- Excellent written communication, verbal and analytical skills necessary to communicate with internal and external partners.
- Strong time management skills, attention to detail and commitment to follow through managing multiple concurrent projects and deadlines.
- Ability to navigate ambiguity and pivot quickly in high‑growth environment.
- Excellent analytical thinking and problem‑solving.
