The Retail Land Specialist plays a key role within this integrated framework by supporting the team in various tasks related to approved retail sales and spec land acquisitions. Working collaboratively, the specialist helps identify, evaluate, and secure land opportunities that align with company goals, ensuring smooth transactions and successful development projects.

* ESSENTIAL FUNCTIONS:
*** Stock all land purchases and payoffs daily to maintain accurate records.
* Perform entries for wires related to home transactions efficiently.
* Correct errors in land availability or land allowance in Oracle, including handling duplicate wires, payments to wrong stock numbers, and incorrect land bookings.
* Fix land invalid entries to ensure data integrity.
* Manage land split entries for large parcel spec land purchases.
* Transfer land and record entries received from the Real Estate team.
* Prepare and verify checks for tax refunds, earnest money deposits (EMD) refunds, and closing fees.
* Issue checks for EMD on speculative land purchases.
* Transfer land between home centers as requested.
* Research and pay tax bills accurately and on time.
* Convert homes to real property under CMH Homes Inc. when necessary.
* Update land screens with home information promptly upon request.
* Follow up on recorded deeds in CMH Homes Inc.'s name for spec land purchased and deals that do not close.
* Coordinate with VMF on land cost changes and handle returned wires, entering data as needed.
* Work daily in Helix to ensure deals are properly documented and land-related items are ready for deal booking.
* Process deal backouts accurately and timely.
* Aid with corporate consents as requested by the team.
* Open and process daily mail to maintain smooth office operations.

* QUALIFICATIONS:
*** Strong knowledge of real estate forms and industry terminology.
* Excellent follow-up and communication skills, especially with management and retail home centers.
* Team-oriented mindset with a willingness to collaborate effectively.
* Open to cross-training in multiple positions to enhance versatility.
* Ability to manage large volumes of paperwork accurately and efficiently.
* Exceptional organizational skills to handle tasks smoothly.
* Positive attitude combined with a strong customer service focus.
* Familiarity with general accounting principles is beneficial, though not required.
* Proactive communication and excellent time management abilities.
* Customer driven, capable of identifying and implementing solutions.
* Detail-oriented and able to multitask effectively under pressure.
* Self-motivated, dependable, and adaptable within a team setting.
