POSITION SUMMARY

The Leasing Floater provides dependable, on-site leasing coverage across Sage Ventures’ portfolio based on daily/weekly staffing needs. This role exists to prevent service gaps during but not limited to: staffing vacancies, PTO, call-outs, acquisitions, and high-volume periods. The position is execution-focused; answering phones, responding to leads, touring prospects, processing applications/leases, and maintaining CRM, while also adapting quickly to different property teams and workflows.

The ideal candidate is punctual, professional, and collaborative, with the ability to seamlessly work with multiple offices and represent Sage consistently.

Director of Leasing & Property Manager of Assigned Property

ESSENTIAL FUNCTIONS
  • Provide daily/weekly leasing coverage at assigned communities based on staffing needs (no fixed home property).
  • Arrive on time and be ready to support the leasing office immediately; maintain dependable attendance and schedule flexibility.
  • Answer phones, respond to all inquiries, and professionally manage walk-ins and appointments.
  • Execute lead management standards and ensure follow-up tasks are completed.
  • Conduct community and apartment tours using Sage’s best practices to convert into applications
  • Process applications, generate welcome letters, and execute leases while following the SOP.
  • Maintain accurate notes, tasks, and follow-up activity in the CRM; ensure leads are updated and routed appropriately.
  • Support resident needs as directed (including but not limited to work orders, transfers, resident inquiries) consistent with policy.
  • Follow the direction of the host Property Manager/Leasing Manager for onsite priorities while maintaining Sage standards, policies, and customer experience.
  • Identify and escalate observations or process breakdowns that risk conversion effectiveness, resident experience, or compliance to the Director of Leasing and the Property Manager of Assigned Property
  • Maintain compliance with company policies, Fair Housing laws, and confidentiality expectations.
  • Serve as a positive culture carrier. Be supportive, low-ego, and adaptable to each office environment.
  • Any additional responsibilities as assigned by Director of Leasing or Property Manager at assignment property
JOB SPECIFICATIONS/QUALIFICATIONS
  • 1+ year of leasing experience preferred (or strong customer-facing sales/service experience with ability to learn leasing quickly).
  • Demonstrated reliability: punctuality, strong attendance, and ability to work independently with minimal supervision.
  • Excellent customer service and communication skills; confident on phones and in person.
  • Must be able to consistently travel throughout the Baltimore/Washington region, as far south as Alexandria, VA and as far north as Aberdeen, MD. Reliable transportation required.
  • Proven ability to adapt quickly to different property environments and team dynamics; strong interpersonal skills and professionalism.
  • Strong organizational skills and attention to detail; able to manage multiple prospects and deadlines.
  • Working knowledge of Fair Housing (or willingness to be trained) and commitment to follow all policies and procedures.
  • Flexible schedule, including weekends, based on business needs.
  • Previous experience in a floating/roving leasing role is preferred but not required.
