Maintenance Manager – Residential – Maryland City, MD – $70-77k

We are seeking a reliable Maintenance Manager responsible for the overall maintenance and physical condition of a residential property consisting of 450+ apartments and condominiums.

Key Responsibilities

• Team Leadership & Supervision: lead, train, and manage a team of maintenance technicians, ensuring tasks are completed efficiently and to a high standard. This includes scheduling, assigning work orders, and conducting performance reviews.
• Property Maintenance: oversee all general maintenance and repair tasks for residential units and common areas, including plumbing, electrical, carpentry, and appliance repair. Implement a preventative maintenance schedule to proactively address potential issues.
• Renovation Project Management: direct all phases of residential renovation projects, creating project scopes and budgets, coordinating with contractors, managing timelines, and ensuring the final product meets quality standards.
• HVAC System Management: serve as the primary point of contact for all HVAC-related tasks, including installation, maintenance, and repair of heating, ventilation, and air conditioning systems, requiring in-depth technical knowledge and the ability to troubleshoot complex problems.
• Regulatory Compliance & Safety: ensure all work, particularly with refrigerants and renovation, complies with local, state, and federal regulations, maintain a safe work environment for the team and residents, adhering to all safety protocols and building codes.

Required Qualifications

• Experience:
  
  minimum 3 years in property maintenance with a supervisory role.
• Certifications:
  
  must hold a Universal HVAC certification and an EPA License.
