The Preventative Maintenance Mechanic I performs scheduled preventive maintenance tasks on a variety of systems with a special focus on plumbing systems and components.

Duties and Responsibilities
  • Perform assigned preventive maintenance. Typical systems will focus on plumbing systems but may also include a variety of other systems: HVAC, steam, commercial refrigeration, kitchen equipment, chilled water, cooling water (towers), lab, medical, and process air, vacuum, etc.
  • Provide startup, and shutdown for service of HVAC and other mechanical equipment as directed.
  • Perform system inspections, document conditions, and communicate system needs.
  • Calibrate systems controls and thermostats.
  • Perform minor mechanical, electrical and plumbing repairs such as rebuilding faucets and flush valves, replacing ballasts, relamping fixtures, replacing wall thermostats, replacing belt sheaves and actuator diaphragms.
  • Keep equipment, tools and mechanical areas clean and orderly.
  • Perform minor repairs to building finishes and carpentry such as maintenance painting, replacing ceiling tiles, repairing windows, doors and door hardware, cabinets, tables and bookshelves, windows, windows shades and blinds, cleaning lighting fixtures and air supply & return grilles.
  • Perform seasonal maintenance on systems such as draining and charging coils of, or with, fluids, drying coils, washing coils, opening and closing air and hydronic system vents, and checking for leaks.
  • Record readings of gauges, meters, instruments and site glasses.
  • Required Knowledge,

    Skills and Abilities
    • High school diploma or GED
    • Valid driver’s license with a satisfactory driving record
    • One year of relevant experience

    KNOWLEDGE OF OPERATIONS & PREVENTATIVE MAINTENANCE OF:

    • Heating, ventilation and air conditioning equipment including boilers, steam generators, steam traps, air handlers, terminal units, air conditioning units, exhaust fans, dampers, motors and actuators
    • Mechanical, electrical and plumbing systems
    • Cooling and heating water treatment equipment. Cooling towers, water lines, steam systems, pneumatics, fluid uses and levels, belts, tensioners, filters, and shaft alignment
    • Swimming pool filtration equipment, systems and chemical treatment
    • Common federal, state and local codes and regulations pertaining to preventive maintenance of systems and equipment
    • Occupational hazards and safety precautions of the trades, such as lock‑out tag‑out fall protection and use of personal protective equipment.

    ABILITY TO:

    • Operate basic computer programs used in tracking and executing preventive maintenance work
