Job DescriptionTD Asset Management (TDAM), a member of TD Bank Financial Group, is a leading North American investment manager offering progressive investment solutions to both institutional and individual investors. For over two decades, the organization has established competitive market positions in active, quantitative, and passive portfolio management. As of September 30, 2025, TDAM and its affiliates manage over $500 billion in assets on behalf of pension, insurance, endowment/foundation, and corporate clients, as well as high‑net‑worth clients and retail mutual funds.
In attaining this client commitment, TDAM has built one of Canada's largest and most respected investment management and research teams with more than 220 Portfolio Managers, Associate Portfolio Managers, Traders and Analysts.
TDAM's Real Estate Asset Management team is currently hiring an Analyst.
- Assemble economic, market and industry research and conduct trend analysis for various Canadian cities and real‑estate sectors.
- Provide analytical support for major new and renewal tenant leases to support negotiations, contemplated development and capital enhancement projects.
- Assume a key role in the completion of quarterly reporting, including property‑level financial, operations, leasing market commentary, leasing performance, sustainability initiatives and other relevant information.
- Assume a key role in preparing the annual property budgets/business plans, working closely with third‑party property and leasing managers.
- Track market leasing, development, investment and other activities using and developing databases.
- Review and summarize leases and gain an understanding of the key legal clauses.
- Manage and track the quarterly appraisal processes including timely distribution of property information and review of draft appraisals, dealing directly with appraisers.
- Use Argus Enterprise as a tool to review appraisers' property valuation models, to underwrite lease deals, and to perform scenario analysis.
- Build relationship with brokers, lenders, appraisers, property, leasing development managers and other stakeholders.
- Provide analytical support for potential dispositions preparing data rooms and collecting and analyzing due diligence information.
- Prepare investment packages for approval by the Investment Committee.
- Conduct "special projects" to understand and present portfolio‑level risks and opportunities. Examples include sensitivity analyses, Argus modelling, management fee analysis, etc.
- Work with other Analysts to support all members of the Canadian Investment Team including Portfolio Management, Asset Management, Transactions, and Development.
- Managing the appraisal process demands much of the Analyst's capacity. If we elect to push this function back to the property managers, it will free up lots of time for our Analysts.
- The Real Estate drive requires reorganization and diligent monitoring to ensure that it is maintained. While Analysts should not decide on the reorganization of the filing systems, they could be tasked with monitoring and maintaining.
