We’re seeking a mechanical-focused Capital Planning Consultant to lead mechanical system assessments, reserve fund studies, and capital planning projects for multi-residential, commercial, and community buildings.

KEY RESULT AREAS FOR THIS ROLE

Capital Planning - Mechanical Focus:

  • Lead mechanical capital planning initiatives, including preparing Reserve Fund Studies (RFS), Property Condition Assessments (PCA), and Performance Audits (PA).
  • Conduct site reviews, assess mechanical systems, and provide component-level condition assessments and repair recommendations.
  • Develop cost estimates, repair options, and long-term mechanical system strategies for multi-residential and commercial properties.
  • Interpret building drawings, mechanical specifications, and relevant documents such as condominium declarations, by-laws, and legal surveys.
  • Apply knowledge of Ontario Building Code, Tarion Construction Performance Guidelines, property standards by-laws, and condominium law as they relate to mechanical systems.
  • Oversee project budgets and schedules while ensuring high-quality deliverables.
  • Review mechanical deliverables to ensure alignment with client objectives.
  • Manage contract administration, coordinate client and contractor communications, and resolve mechanical system-related conciliation issues.
  • Provide innovative, practical solutions to meet project objectives efficiently and cost-effectively.

Client Management and Development:

  • Build strong client relationships by providing responsive, professional, and knowledgeable support.
  • Proactively follow up on client requests and drive mechanical capital planning projects to completion.
  • Represent Edison as a trusted mechanical engineering advisor and continuously seek client feedback for improvement.

KNOWLEDGE, SKILLS & ABILITIES REQUIRED

Knowledge:

  • Bachelor’s degree in mechanical engineering or related field.
  • Experience in consulting with a focus on mechanical building systems, multi-residential or commercial capital planning, reserve fund studies, and building condition assessments.
  • Knowledge of mechanical systems including HVAC, plumbing, fire protection, and building automation in existing structures.
  • Familiarity with Ontario Building Code, condo legislation, and mechanical system performance standards.

  • Communication: Strong written and verbal skills, able to convey complex mechanical concepts clearly.

COMPENSATION & BENEFITS

  • Competitive Base Salary: Annual salary of $65,000 – $75,000, commensurate with experience.
