The Project Manager is responsible for the efficient management of one or more construction projects. This includes scheduling, labor oversight, materials, subcontractors, change orders, cash flow, and project‑related client communication. The Project Manager works closely with the division manager and is accountable for delivering projects safely, efficiently, on time, and within budget while ensuring exceptional customer satisfaction.
Job Duties- Supervise, either directly or through subordinate staff, all construction operations to ensure maximum efficiency, performance, and adherence to scheduling and budget requirements.
- Monitor project status and proactively present improvement recommendations to the division manager regarding crew size, methods, equipment utilization, value engineering, and overall performance.
- Monitor project costs and yields, remaining alert to any changes that may negatively affect financial performance.
- Coordinate with engineers to estimate and price change orders; meet with clients to discuss design changes and negotiate revisions.
- Conduct ongoing evaluation of project‑related items including schedules, personnel performance, equipment needs, cost control, safety, quality control, and subcontractor performance.
- Develop progress schedules, monthly schedules, weekly schedules, and coordinate support crews and subcontractors to maintain project flow.
- Ensure subcontractors receive proper notice, are scheduled appropriately, and comply with job specifications and company policies.
- Maintain strong working relationships with the general public, inspectors, engineers, and clients to promote positive company representation.
- Review and verify accuracy of daily reports, delivery tickets, purchase orders, and related documentation.
- Ensure compliance with local ordinances, laws, and permitting requirements.
- Work closely with contract administration to prepare monthly billings and verify all quantities.
- Monitor client payment status and assist with timely collection.
- Review subcontractor invoices and submit accurate information for processing by accounts receivable.
- Analyze monthly cost reports, schedules, and cash flows with the scheduling coordinator.
- Support personnel development in areas such as equipment safety, job performance, communication, productivity, cost control, and compliance with company policies.
- Participate in periodic employee evaluations and recommend pay adjustments or developmental actions.
- Partner with HR and Risk Management on safety, compliance, EEO, and training requirements.
- Participate in marketing responsibilities including following up on project leads, supporting estimating with plan/spec requests, maintaining client relationships, and promoting repeat business.
- Report job issues or unusual developments to the division manager; perform additional duties as assigned by the vice president.
- Broad knowledge of civil engineering principles and/or construction project management.
