The Facilities & Maintenance Manager is a vital role responsible for overseeing the maintenance, safety, and operations of the property. This position requires a hands‑on approach, managing maintenance staff and the houseperson department to ensure all systems, repairs, and cleaning duties are executed efficiently. The manager will be the primary contact for tenants during emergencies, necessitating reliability and technical skill. The ideal candidate will demonstrate proactive problem‑solving abilities and the capacity to handle emergency situations independently.

This role is essential for maintaining high standards of service in a student housing environment.

Salary Range: $60,000 – $65,000 / Year DOE

• Oversee maintenance operations for three buildings with 124 units
• Manage a team of five staff members, including two maintenance and three custodial personnel
• Respond to work orders promptly, maintaining a standard response time of four hours
• Conduct daily property walks to identify maintenance needs
• Coordinate with vendors for repairs and preventative maintenance tasks
• Ensure compliance with safety regulations, including checks on smoke detectors and fire extinguishers
• Assist with turnover periods by painting rooms and managing cleaning tasks
• Meet daily with the property manager to discuss operational matters

• 3–5 years of experience in a similar maintenance role
• Proven supervisory experience
• Ability to pass a background check
• Must reside within 30 minutes of the property for emergency response
• HVAC certification is preferred
