A private equity–backed, well-established residential property business specialising in the Build-to-Rent (BTR) sector is seeking a Lettings Negotiator to join its growing team.
The business owns and operates a large and expanding portfolio of single-family and suburban rental homes across the UK
, with a clearly defined growth strategy to significantly increase its footprint over the next five years. With strong financial backing and an established development and acquisition pipeline, this is an exciting opportunity to join a business at a key stage of its growth.
With new developments nearing completion and further schemes planned, the lettings function is expanding to support lease‑up activity and ongoing portfolio management.
The RoleAs a Lettings Negotiator, you will play a key role in delivering an outstanding customer experience and maximising occupancy across the portfolio.
You will manage enquiries by phone, email and in person, guiding prospective residents through the leasing journey and securing reservations—often off‑plan—to minimise void periods. You will work closely with internal teams to ensure applicants meet criteria before progressing to referencing.
A key KPI will be minimising vacancy periods through proactive enquiry management and early reservations.
Key Responsibilities- Deliver a consistently high standard of customer service
- Handle inbound enquiries and follow up proactively to maximise conversion
- Secure reservations, including off‑plan where possible
- Maintain accurate customer records using internal systems
- Ensure applicants meet referencing criteria prior to reservation
- Build strong relationships with prospective residents and internal teams
- Maintain a strong understanding of developments, unit types and availability
- Contribute ideas and initiatives to improve occupancy and lettings performance
- Act as a positive brand ambassador at all times
- Comply with GDPR, regulatory requirements and internal policies
You are someone who enjoys speaking with customers, is motivated by targets, and takes pride in delivering a professional and engaging service.
Skills & Experience- Good standard of education with strong numeracy and literacy
- Previous experience in residential lettings or property (preferred)
- Strong IT skills
- Full UK driving licence
- Sales‑focused, energetic and commercially minded
- Customer‑centric with excellent communication skills
- Well organised with strong attention to detail
- Proactive, adaptable and eager to learn
- Comfortable working in a fast‑paced, target‑driven environment
