The Opportunity

I’m delighted to be partnering with a leading, design‑led commercial property consultancy in Manchester to appoint an ambitious Associate / Director – Building Surveying professional.

This senior role offers the chance to take ownership of high‑profile commercial projects, supervise and mentor surveyors within a growing team, and contribute to the wider strategic direction of a respected, people‑centric practice. The business has continued to expand, recently strengthening its regional presence through acquisitions, and is now looking to add further depth to its Building Surveying offering.

If you’re an experienced Building Surveyor seeking greater leadership responsibility, autonomy, and the ability to genuinely influence a consultancy’s future, this is an exceptional opportunity.

Role Overview

You will lead major commercial instructions across office and mixed‑use assets throughout Greater Manchester, with occasional exposure to industrial schemes. Alongside leading project delivery, you’ll work closely with multidisciplinary colleagues including project managers, designers and workplace specialists to ensure clients receive a fully integrated service.

This role will also involve supporting and supervising a small team of Surveyors, with the potential for the position to operate partly from a satellite regional office in the future.

Key Responsibilities

  • Lead project management and contract administration for commercial fit‑outs, refurbishments and capital works ranging from £50k to £20m.
  • Manage feasibility, design coordination, specification writing, procurement and delivery.
  • Oversee programme, risk, cost and quality management across multiple live schemes.

Professional Building Surveying

  • Deliver core surveying services including Acquisition Surveys, Schedules of Condition, Dilapidations, Planned Maintenance and Project Monitoring.
  • Diagnose building defects and provide clear, commercially driven solutions.
  • Advise both landlords and tenants within office‑led environments.

Client Management

  • Act as a trusted advisor to occupiers, landlords, investors and SMEs.
  • Attend client meetings, pitches and strategic discussions.
  • Provide clear, concise and commercially focused technical advice.

Leadership & Team Contribution

  • Support the development of the Building Surveying team (currently 5 surveyors within a wider 35‑person consultancy).
  • Lead and mentor junior colleagues, helping shape the direction of the service line.
  • Contribute to business development through relationship building and securing new instructions.

About You

  • MRICS preferred, though not essential — commercial office experience is more important.
  • Strong technical background with demonstrable experience in the commercial sector.
  • Confident leading both professional and project work.
  • Excellent communication, client‑facing and report‑writing skills.
  • Collaborative, proactive and keen to take on greater responsibility.
