Role overview
We’re searching for an incredible Property Manager/Block Manager. As Property Manager you will lead a property team in delivering a first‑class service to residential properties in accordance with RICS and ARMA‑Q. Leading by example, you will promote the highest standards of service delivery and customer service.
What we offerWe have just launched an exciting hybrid policy, allowing flexible working between home, site and our Manchester office. Responsibilities- Ensure customers and their properties are cared for and maintained to the highest possible standards, in line with budgets, service level agreements and regulatory requirements.
- Plan, execute and deliver all aspects of the Property Management Schedule (PMS), ensuring key time scales and commitments are fully met.
- Oversee delivery of planned, cyclical and reactive maintenance through engagement with preferred contractors and suppliers.
- Deliver a schedule of site visits, including formal monthly and quarterly property assessments, maintain an informal presence and follow through actions to completion.
- Ensure all sites and residents/contractors/landlords are compliant with statutory and contractual obligations, including RICS, ARMA‑Q, and Health and Safety regulations.
- Manage key processes such as Section 20s, oversee enquiries including contract renewals, utility renewals, insurance claims and renewals, and Health and Safety reports.
- Verify Management Information Packs for leaseholders and solicitors prior to the sale of a leasehold property, supporting the Legal and Compliance team.
- Process insurance claims correctly and in a timely manner.
- Build and maintain client relationships, developing strong partnerships and customer loyalty.
- Act as the face of Urbanbubble at management meetings, AGMs and customer forums.
- Recruit, develop and retain talent, promoting peak performance through effective employee lifecycle management.
- Identify and meet individual learning needs, acting as coach and mentor.
- First‑class communication skills, both verbal and written, with strong listening skills.
- Strong leasehold experience.
- Ability to manage multiple deadlines and support the team to prioritise work within a busy environment.
- Effective analytical and decision‑making skills.
- Ability to work independently and on own initiative, while respecting internal policies and external legislation.
- Effective people management and delegation skills.
- Customer service skills.
- Industry knowledge through experience of residential property management.
- Knowledgeable in relevant regulations, legislation, guidance and best practice (RICS, ARMA‑Q, H&S).
- AIRPM qualification (preferred).
