Quantity Surveyor - Construction - Manchester (Site Based)
Salary:
Up to £60,000 + benefits (dependent on experience)
The Role
We are seeking an experienced Quantity Surveyor to join the team on a major Grade II listed refurbishment project in Manchester. Phase One of the scheme comprises 153 residential apartments and 10 commercial units, with completion due in late Q1 2027. A Phase Two development will follow, delivering a further 282 new-build apartments.
With a strong secured pipeline of future projects, this role offers long-term stability and progression within a growing construction and development business.
The Quantity Surveyor will be responsible for providing accurate, value-driven commercial support to projects, ensuring all commercial activities are carried out in line with contractual requirements, internal procedures, and senior management expectations. The role requires the ability to work both independently and as part of an integrated project team.
Key Responsibilities- Managing the commercial aspects of projects from tender through to final account
- Preparation and assessment of applications for payment, valuations, BoQs, and cost/value reconciliations
- Cost control and forecasting, including contribution to monthly reports (value, cost, profit/loss, cash flow, budgets)
- Managing variations and mitigating cost increases
- Preparation, assessment, and agreement of monthly subcontractor applications and issuing payment certificates
- Assisting with risk and value management to ensure best value and engineered solutions
- Identifying, analysing, and managing commercial risks
- Strong commercial and contractual management with a solid understanding of JCT forms of contract, including assisting with dispute resolution where required
- Preparing supply chain enquiries and negotiating, administering, and closing out subcontractor packages
- Attending subcontractor, client, and internal project meetings as required
- Minimum 3 years' post-graduate experience in a commercial role within the construction industry
- Refurbishment experience preferred but not essential
- Strong financial and commercial acumen
- Excellent organisational and communication skills
- Methodical, practical, and logical approach to work
- Experience using document control and office management systems
- Ability to take technical minutes and prepare clear, accurate reports
- Experience drafting contractual correspondence, payment certificates, and interim financial reports
- Strong negotiation, teamwork, and stakeholder management skills
- High level of analytical ability
- Demonstrable legal, contractual, and construction knowledge
- Confident communicator with the ability to assert influence when required
- Degree (or post-graduate qualification) in Quantity Surveying or a related discipline
- Minimum 3 years' relevant industry experience
