Maintenance Technician / Mechanic, Building Maintenance
The Maintenance/Service Technician reports directly to the Service Manager and performs make‑ready repairs on all vacant units prior to move‑in. HVAC certification is preferred.
Weekend hours:
As needed.
- Perform repairs to make‑ready units in a timely manner.
- Provide 24‑hour on‑call support as scheduled by the Service Manager and respond to on‑call pagings.
- Assist the Service Manager or Housekeeper with their work when required.
- Assist Grounds personnel with trashing out units if necessary.
- Assist with inventory control, utilization of maintenance materials and supplies.
- Inspect the property for improvements and repairs and review findings with the Service Manager.
- Perform work order requests and ensure same‑day completion whenever possible.
- Review work orders with the Service Manager on a daily basis.
- Adhere to policies outlined in the Employee Handbook.
- Maintain a clean and orderly maintenance shop.
- Be immediately available in the event of snow or other emergencies.
- Follow Maintenance General Operating Policies.
- Maintain a professional appearance in uniform and display a positive attitude at all times.
- Be aware of personal hygiene and cleanliness while on the job.
- Show team spirit and cooperate with other staff members.
- Assist at another site when needed and be willing to transfer to another property if required.
- Complete other duties as assigned.
- HVAC skills with CFC certification.
- CPO certification (preferred).
- Plumbing, electrical, and carpentry skills.
- Knowledge of SDS and OSHA regulations.
- 608 Refrigerant Certification preferred; training will be provided if necessary.
High school diploma or GED, or one to three months of related experience and training, or an equivalent combination of education and experience.
Additional Certifications and LicensesValid driver’s license; current CFC certificate where required.
Physical DemandsMust be able to stand, walk, reach, climb, kneel, lift up to 100 pounds, and work in environments below 32°F or above 100°F. Frequent exposure to moving mechanical parts, toxic or caustic chemicals, and extreme weather conditions.
Work EnvironmentWork may involve exposure to moving mechanical parts, chemicals, varying weather conditions, electrical hazards, and noise. The job requires moderate to high physical activity and the ability to work in confined or elevated spaces.
