Lucas Fox by DILS is a leading international real estate agency in the high-end residential market in Spain and Europe. We are part of DILS Company, a leading business group with extensive experience in the real estate sector.

With a solid track record and a well-established presence, Lucas Fox is entering a new phase of growth with the creation of a national unit specialized in New Developments, focused on the brokerage of residential projects for sale, rent, or innovative models such as Build-to-Sell (B2S), Build-to-Rent (B2R), and Flex Living. At Lucas Fox by DILS, we act as specialized intermediaries between developers, investment funds, landowners, and investors, adding value through strategic marketing of residential assets and providing comprehensive advisory services throughout the project lifecycle.

Description

We are looking for a National Director of Residential New Developments with a strategic vision, deep knowledge of the Spanish real estate market, and the ability to drive the growth of this strategic business unit. Reporting directly to the Residential CEO
, this person will be responsible for designing and implementing the brokerage strategy for the marketing of new residential projects, providing tailored solutions to our partners and clients.

Responsibilities
1. Strategy and Business Development

Define and lead the national New Developments strategy
, in line with Lucas Fox by DILS’ objectives.

Develop business plans focused on acquiring new residential projects for advisory and marketing purposes.

Build an end-to-end service portfolio for developers to ensure results, prioritizing profitability and timely delivery according to client needs.

Develop Big Data strategies to provide clients with the best possible guidance.

Identify opportunities in emerging segments:
B2R, Flex Living, Senior Living, Coliving
, etc.

2. Pipeline Generation and Opportunity Analysis

Identify and analyze viable residential projects in strategic locations (
Madrid, Barcelona, Costa del Sol, Valencia
, etc.).

Evaluate collaboration models with developers, investors, and landowners.

Coordinate feasibility studies from both a commercial and investment perspective.

3. Strategic Stakeholder Relations

Establish and maintain relationships with developers, funds, family offices, banks, landowners, and public authorities in coordination with the Capital Markets unit
.

Negotiate marketing and joint collaboration agreements.

Represent the company at sector events and specialized forums
.

4. Management of Advisory and Brokerage Projects

Oversee the strategy and proper execution of each collaboration project from concept to delivery
.

Work closely with Capital Markets, marketing, sales, and investment teams to maximize product visibility and uptake.

Ensure each development aligns with market demand requirements
.

5. Internal Management and Leadership

Define the team structure required for the New Developments unit
.

Recruit, train, and lead a multidisciplinary, results-focused team
.

Establish efficient processes and management tools for day-to-day operations
.

6. Reporting and Analysis

Prepare strategic reports for senior management, clients, and internal teams, focusing on trends, commercial KPIs, pipeline evolution, and opportunities.

Provide data-driven business insights to facilitate decision-making.

7. Compliance and Risk Management

Ensure all advisory and brokerage operations comply with local, regional, and national regulations
.

Coordinate technical-commercial due diligence processes when necessary to support investor or developer clients.

Requirements

Over 7 years of experience in the New Developments segment in Spain, particularly in advisory, brokerage, investment, or residential development.

Proven experience in advising on and marketing new residential projects and in establishing high-level relationships with developers, investors, family offices, and funds.

Strategic and leadership capabilities to build and scale a business unit.

Professional proficiency in Spanish and English.

Strong skills in financial analysis, project structuring, and understanding of legal and urban planning frameworks.

Advanced proficiency in Excel
