Job Requirements
Scope: A Maintenance Technician in property management is responsible for performing a variety of repairs and maintenance tasks across residential or commercial properties including plumbing, electrical, HVAC systems, carpentry, and general upkeep. The role requires responding to resident/tenant service requests, ensuring the overall functionality and appearance of the property through routine inspections and preventative maintenance, often requiring on‑call availability for emergencies.
All work is reported to the property manager.
- Diagnose and repair plumbing issues such as leaky faucets, clogged drains, and toilet malfunctions.
- Troubleshoot and fix electrical problems including faulty outlets, lighting fixtures, and wiring.
- Service HVAC systems and address heating, cooling, and air filtration issues.
- Perform basic carpentry repairs: door and cabinet replacements, drywall patching, trim work, appliance malfunctions, minor painting, and touch‑up.
- Conduct regular inspections of building systems and exterior components (windows, doors, siding) and maintain landscaping and grounds.
- Promptly respond to resident maintenance requests and work orders, communicating effectively and prioritizing urgent repairs.
- Maintain accurate work‑order, repair, and parts inventory records; coordinate with contractors for larger projects.
- Adhere to safety protocols, building codes, and emergency response procedures; may require on‑call availability for emergencies.
- Coordinate vendor management, obtain quotes, and oversee completion of complex repairs.
- Document all repairs, work orders, parts inventory, and inspection reports and ensure compliance with safety regulations.
- Proficient in basic plumbing, electrical, HVAC systems, carpentry, and general maintenance practices.
- Strong problem‑solving and troubleshooting skills with the ability to find effective solutions.
- Physical ability to perform manual labor, lift heavy objects (up to 100 lbs.), climb ladders, work in confined spaces, crawl in tight spaces, walk and climb stairs, and handle equipment.
- Customer service commitment to providing timely and quality service to residents.
- Excellent time‑management skills—able to prioritize tasks, manage multiple work orders, and meet deadlines.
- Valid driver’s license and reliable transportation to travel to and from properties.
- Ability to navigate the property/building quickly and detect auditory and/or visual emergency alarms.
High school diploma or equivalency is required. Minimum of two (2) years’ general experience in building trades. Bilingual preferred. Proficient in Microsoft Office Suite.
CompensationHourly rate of $20–$22 based on experience, plus a 5% quarterly bonus and a 20% housing discount.
LocationHighland Manor – Madison, WI (Lakeshore Management). The position may be posted for our community or other locations as needed.
