JOB DESCRIPTION SUMMARY
This role oversees and performs technical and mechanical work that ensures the interior and exterior buildings, grounds, amenities, and common areas of the community meet required standards for cleanliness, appearance, safety, and overall functionality.

- Assists with and completes work orders generated from resident service requests, as well as routine community upkeep. Responsibilities include diagnosing the source of maintenance issues and completing repairs in accordance with established policies, procedures, safety standards, and applicable code requirements.
- Oversees and completes the full "make-ready" process to prepare vacant apartment homes for new residents. This includes conducting pre-move-out inspections, creating a punch list, scheduling vendors, obtaining supplies, completing all required tasks, and conducting final inspections.
- Develops standards for cleanliness and appearance of the community's grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, office areas, trash facilities, parking lots, and all other common spaces.
- Periodically inspects work performed by service team members to ensure adherence to policies and procedures, identifying corrective actions when necessary.
- Conducts periodic inspections of contractor and vendor work to verify quality, adherence to scope, and compliance with specifications.
- Maintains an adequate inventory of spare parts and maintenance materials, and coordinates with management to order supplies and tools within budget guidelines.
- Completes monthly preventative maintenance procedures as outlined in internal operating manuals.
- Assists management in developing budgets for regular repairs, maintenance projects, and capital improvements.
- Supports cost-control efforts by repairing rather than replacing items when appropriate, minimizing waste, and ensuring proper use and care of tools and equipment.
- Conducts regularly scheduled safety meetings, keeps all safety documentation (including MSDS sheets) updated and accessible, and maintains knowledge of OSHA and other applicable safety regulations.
- Demonstrates strong customer service skills by treating residents respectfully, responding promptly to maintenance concerns, and handling work orders with professionalism and urgency.
- High school diploma, GED, or equivalent experience.
- Experience in property maintenance, building maintenance, or a related skilled trade.
- Must supply personal hand tools unless prohibited by law; must be proficient in safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
- Ability to apply logical thinking to identify, diagnose, and resolve maintenance issues.
- Strong customer service and interpersonal communication skills to effectively interact with residents, coworkers, and external contacts.
- Ability to read, write, and communicate effectively and provide support to management and team members.
- Proficiency with internet, word processing, spreadsheet, and database programs; property management system experience preferred.
- Mathematical skills necessary for reviewing and completing financial, administrative, and legal documents.
- EPA Type I & II or Universal certification required if working on sealed HVAC systems involving refrigerant handling and pressure testing.
- Must hold all licenses/certifications required by local or state regulations.
- Valid driver's license required when operation of community vehicles or carts is necessary.
- Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and work in confined spaces for prolonged periods.
- Must be able to work in indoor and outdoor environments, including all weather conditions (rain, heat, snow, wind, etc.).
- Ability to push, pull, lift, carry, or maneuver up to 25 lbs. independently and up to 50 lbs. with assistance.
- Local travel may be required for meetings, training, or other job-related responsibilities.
- Must be able to work a flexible schedule, including participation in an on-call rotation during evenings, weekends, and holidays.
Depending on role classification and performance programs, this position may be eligible for weekly, monthly, quarterly, or annual bonus incentives.
