Position: 25-26 - Olson - Building Custodian I - 1.0 FTE

Job Title: Building Custodian I – 1.0 FTE
Location: Olson Elementary – Building Services
Start Compensation: $31.37 Hourly Wage
Employment Type: Non‑Exempt
Hours: Monday – Friday 6:00 AM to 2:00 PM

Purpose of the Position

Under the direct supervision of the building principal and Building Services, the Building Custodian I is responsible for cleaning and maintaining an elementary school. The role leads, schedules, trains, inspects, and directs custodial staff while maintaining equipment, grounds, and building systems.

Supervisory Responsibilities
  • Directs the work of Custodian Workers I and II
Essential Duties and Responsibilities
  • Plan and prioritize custodial work each day based on building activities and standards.
  • Perform duties of Custodian Worker I, Custodian II, and Building Custodian; model excellent work.
  • Coach and train custodial staff as needed.
  • Execute outdoor duties: trash pickup, landscaping, mowing, string trimming, snow removal, ice removal, salting and sanding, and other seasonal maintenance.
  • Operate lawn tractors, snow blowers, and related mechanical equipment.
  • Maintain equipment, replace parts, and conduct minor repairs.
  • Problem‑solve custodial service issues with school and building staff.
  • Meet weekly with the principal or designee.
  • Order supplies and purchase tools via designated logs.
  • Conduct fire drills per MMSD standards.
  • Maintain boilers, log sheets, and perform safety tests.
  • Test elevator phones weekly.
  • Manage asbestos logs and bi‑annual inspections.
  • Inspect playgrounds and fire extinguisher logs monthly.
  • Monitor maintenance needs and communicate with appropriate staff.
  • Identify building permits, assess usage, and set appropriate work activities.
  • Secure the building at shift end.
  • Direct day‑to‑day custodian work and perform daily follow‑up assessments.
  • Respond promptly to correspondence and attend required meetings.
  • Safely perform physical tasks such as walking, lifting, climbing, bending, and knee‑deep tasks.
  • Adhere to dress code and carry assigned communication devices.
  • Track and sign off tasks in EAM as required.
  • Perform additional related duties as assigned.
Knowledge, Skills, and Abilities
  • Effective communication with district staff, students, and community.
  • Ability to fill in for absent crew members.
  • Read, follow directions, and maintain accurate records.
  • Motivate staff to complete assignments timely and accurately.
  • Manage supply storage fiscally.
  • Maintain mechanical, HVAC, electrical, and plumbing systems independently.
  • Understand general building maintenance and repair.
  • Communicate in English for emergency response.
  • Apply knowledge of CWI, CWII, CWIII, and Maintenance Worker functions.
  • Understand grounds maintenance, tree, and shrub care.
  • Order and issue supplies and care for equipment.
  • Apply industrial safety practices.
  • Use computer applications:
    Gmail, Google Docs, Kronos, Munis, , etc.
  • Know sprinkler system codes and procedures.
  • Lead and direct others with at least one year experience in a lead position.
  • Manage multiple priorities efficiently.
  • Plan, prioritize, and execute custodial team activities.
Minimum Qualifications
  • Valid driver’s license and reliable transportation.
  • Experience working cross‑culturally and/or a commitment to developing cultural competence.
  • Successful experience training, coaching, and evaluating custodian staff.
Physical and Sensory Requirements

This position is physically demanding, involving medium to heavy work, standing, walking, lifting up to 70 lb, bending, stooping, ladder climbing up to 10 ft, and operating in varied indoor/outdoor environments.

Working Conditions
  • May require travel within the district and to off‑site meetings.
  • Possible evening, night, and weekend work.
  • School‑based positions are in‑person unless otherwise directed.
