Maintenance Technician - Highfield Madison

Range Water Real Estate invites applicants for the Maintenance Technician role at the Highfield Madison location.

The Maintenance Technician performs mechanical and technical tasks to ensure building cleanliness, appearance, safety and functionality. Responsibilities include responding to resident requests, preparing vacant units, controlling costs, maintaining inventory, documenting service requests, inspecting contractor work, attending safety meetings, treating residents with respect, conducting property inspections and performing other duties as assigned.

• Complete work orders from resident requests within 24‑48 hours and perform routine upkeep.
• Prepare vacant apartment homes for leasing by completing pre‑move‑out inspections, punch lists, scheduling vendors and completing maintenance tasks.
• Support cost‑cutting programs by fixing parts, limiting waste and using tools properly.
• Track inventory and restock supplies in the maintenance shop.
• Document service requests timely and accurately.
• Inspect contractor work to verify quality and specifications.
• Attend safety meetings, complete required training and report incidents.
• Demonstrate customer service by treating residents respectfully and handling complaints.
• Conduct routine property inspections to identify safety concerns.
• Perform other duties as assigned.

Schedule:

40 hours per week.

Typical hours (may vary by site):

• Monday – Friday: 9 am – 6 pm
• Saturday: 10 am – 5 pm
• Sunday: 1 pm – 5 pm

• Available to work weekends when scheduled and perform functions unaccompanied.
• Exposed to outside elements (weather, odors, landscape hazards).
• Flexible schedule including evenings, weekends and holidays.

High School Diploma or GED.

Preferred experience:

1‑3 years of apartment maintenance.

Computer skills: property management software (Entrata Yardi, One Site), internet, word processing, spreadsheet, databases.

Licenses:
Current Valid Driver’s License.

Certifications:

EPA Type I/II or Universal refrigerant recycling and all required state/local certifications.

Physical requirements:

lift up to 50 lb independently and 150 lb with assistance; stand, walk, reach, climb, stoop, squat; sit for keyboard work.
