Position Summary

The Senior Project Manager (SPM) leads the full project lifecycle for ground-up mid-rise multifamily construction. This role owns project planning, contract and financial administration, permitting coordination, schedule control, subcontractor procurement and management, risk mitigation, and owner/consultant communication from preconstruction through closeout. The SPM partners closely with the Superintendent and internal stakeholders to deliver projects safely, on schedule, within budget, and to quality standards.

Required Qualifications
  • 8 to 12+ years of construction project management experience with ground-up mid-rise multifamily project delivery.
  • Demonstrated success managing budgets, forecasting, and disciplined change management on complex projects.
  • Strong working knowledge of CPM scheduling, trade sequencing, and schedule recovery planning.
  • Proven experience leading subcontractor buyout, contract negotiation, scope management, and performance oversight.
  • Ability to lead consultant coordination (architects/engineers) and manage permitting and approvals.
  • Strong written and verbal communication skills; capable of executive-level reporting and owner-facing leadership.
  • Proficiency with common construction tools such as Procore, Bluebeam, and CPM scheduling software (MS Project or equivalent).
Preferred Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
  • OSHA 30 (or ability to obtain quickly) and a strong safety leadership mindset.
  • Experience with podium logistics, constrained sites, hoisting/crane planning, and complex sequencing.
  • Experience preparing managing third-party inspections/draws.
Success Metrics (Examples)
  • Achieves key milestones (e.g., TCO/CO, turnover) while maintaining safety and quality expectations.
  • Forecast accuracy and disciplined budget control with transparent variance reporting.
  • Timely processing and documentation of changes with minimized disputes and rework.
  • Complete, on-time closeout with clear turnover package, warranties, and lien compliance.

    • Lead the project team with a customer-first mindset, clear direction, and strong follow-through.
    • Establish and manage project expectations with owners, architects, consultants, and internal leadership.
    • Prepare and present executive-level status updates (schedule, budget, risk, decisions needed).
    • Work effectively in high-pressure situations and communicate organizational policies to the team.
  • 2) Preconstruction and Project Planning
    • Collaborate with estimating during preconstruction to validate scope, logistics, budget assumptions, and risk.
    • Lead constructability reviews and plan checks; identify design gaps, cost drivers, and schedule risks early.
    • Develop the project execution plan (staffing, procurement strategy, phasing, controls, and risk register).
