Maintenance Technician
The Maintenance Technician assists in carrying out all maintenance processes of the property—including corrective, preventative, routine, emergency, and cosmetic maintenance—under the supervision of the Maintenance Supervisor and Community Manager. The role also supports the make‑ready process in alignment with the property’s operational objectives.
- Provide community maintenance: regular onsite attendance, respond to resident/management requests and work orders, complete repairs, and assist with scheduling of maintenance events.
- Maintain exterior cleanliness of grounds, breezeways, and common areas.
- Perform swimming pool maintenance and cleaning; maintain accurate chemical logs.
- Inspect grounds, buildings, and community features daily for hazards and report findings.
- Execute preventive maintenance program to extend property life and reduce future repairs.
- Manage a well‑organized, well‑stocked maintenance shop, adhering to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor in hazard communications, inventory monitoring, and documentation of service requests, EPA/OSHA standards, and apartment make‑ready status.
- Assist with general upkeep of office, common areas, and model units; report any observed violations of community rules.
- Participate in unit inspections, on‑call emergencies, and additional tasks assigned by the Supervisor or Manager.
- Provide excellent customer and resident relations, ensuring consistent, courteous service and adherence to community policies.
- High School Diploma or Equivalent.
- Basic computer and on‑site software skills; understanding of Fair Housing Laws and OSHA requirements.
- Move regularly between work sites, ascend/descend ladders, stairs, ramps, and step stools; lift and move objects up to 100+ lbs.
- Work in overhead positions and confined spaces; operate machinery, power tools, motor vehicles, and golf carts.
- Operate in varied weather, including wind, precipitation, extreme temperatures, and hazardous chemicals.
- Work overtime, weekends, night hours, and on‑call property emergencies.
- Must have reliable transportation due to the emergency on‑call requirement.
Salary Range
: $21 per hour to $24 per hour
