Overview
Livano Springdale – Maintenance Technician at a luxury apartment community in East End Louisville. This role performs technical and mechanical work to ensure the property, buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by completing maintenance-related tasks.

- Completes assigned work orders from resident requests within 24 to 48 hours and performs routine upkeep by diagnosing defects, making repairs in accordance with safety standards and code requirements
- Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspections, punch lists, scheduling vendors, obtaining supplies, completing tasks, and inspecting work
- Accesses and maintains materials, supplies, equipment, and tools from the property’s maintenance shop; tracks inventory, returns unused items, and notifies the maintenance supervisor about re-ordering needs
- Completes documentation and paperwork to accurately document and track service requests
- Maintains grounds, common areas, and amenities by trash removal, pressure-washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed
- Supports cost-cutting and expense control by repairing parts when possible and using materials and tools efficiently
- Periodically inspects work performed by contractors or service providers to verify quality and compliance with standards
- Complies with safety and risk-management policies; attends safety meetings, completes required training (OSHA and related laws), and reports accidents promptly
- Demonstrates customer service by treating residents with respect, assisting residents and service teams, answering questions, addressing complaints, and completing work orders efficiently in a stressful environment
- Assists in routine property inspections to identify safety and risk concerns and communicates needs to management
- Meets predictable attendance, punctuality, and physical demands of the position in accordance with Gallery Residential policies
This position is scheduled for 40 hours per week. Hours vary by site and typically run 9:00am–6:00pm Monday–Friday, 10:00am–5:00pm Saturday, and 1:00pm–5:00pm Sunday. The role requires flexibility to work evenings, weekends, and holidays as needed and to perform essential duties unaccompanied.

Education/ExperienceEmployment history demonstrating safe use and maintenance of hand tools, power tools, equipment, and measuring devices. High school diploma or GED preferred.
Language AbilityDemonstrated ability to read, write, and communicate effectively; represent company management in a support capacity; assist internal team members and external visitors; and answer questions related to department operating policies.
