Job Function / SummaryEvaluates current loans and new loan proposals considered under a variety of community development programs; specializing in loan programs designed for First‑time Home buyers and low to moderate income borrowers; coordinates all loan proposals with appropriate lending groups.
Essential Duties & Responsibilities- Reviews and evaluates current loans to ensure compliance with terms; coordinates lending activities with others in the company.
- Recommends changes and improvements to management to enhance specialized lending programs for low to moderate income borrowers.
- Provides input to marketing and advertising programs to ensure market awareness of the products and services available to low to moderate income borrowers.
- Represents the company in community development/outreach functions such as Homebuyer training classes, buyer fairs, and related events; attends meetings sponsored by government and municipal entities that help low income and first‑time home buyers.
- Stays abreast of changes in federal and state banking regulations and implements changes in a timely fashion; specializes in Bond Programs, FHA loans, and down‑payment assistance programs for low to moderate income borrowers.
- Performs other related job duties and special projects as assigned.
- Complies with all applicable federal, state, and local banking and industry laws and regulations, including the Bank Secrecy Act.
- Maintains organizational integrity and business ethics, communicating the commitment to any applicable subordinates.
- Handles sensitive and confidential information, having access to cash and customer accounts as required.
- Builds and maintains relationships with Non‑Profit Housing groups, realtors, and community organizations supporting first‑time home buyers.
- Ensures timely implementation of underwriting policy, investor guidelines, and industry regulations in accordance with Hancock Whitney’s policies.
- Collects complete applications and required documentation (income tax returns, bank account numbers, purchase agreements, property descriptions, etc.) for verification.
- Delivers all compliance documents and disclosures promptly.
- Prepares borrowers for the process, keeping all parties informed of important developments and statuses.
- Informs applicants of closing costs such as appraisal, credit report, and notary fees.
- Coordinates closing with borrowers, closing agents, Realtors, and other transaction parties.
- Develops referral networks of bank associates and external sources (Realtors, builders, friends, family).
- Interviews loan applicants to document income, debt, and credit history.
- Determines applicant eligibility per establishment standards.
- Answers applicant questions and obtains signature on information authorization forms.
- Submits application forms to Mortgage Loan Processor for verification.
- Calls applicants or others to resolve discrepancies, such as late payment history on credit reports.
- Communicates loan denial or acceptance to applicants.
- Manages a clean pipeline of loans, coordinating daily with Processors, Underwriters, and Closers.
- Keeps bank associates updated on industry changes and works as a team member with other lines of business.
- Maintains up‑to‑date compliance knowledge across products, services, and affiliates.

Minimum Required Education, Experience & Knowledge- Required:
Associate’s degree and three months to one year related experience and/or training; or equivalent combination of education and experience. - Preferred:
Bachelor’s degree and two to four years related experience. - Preferred:
Three years banking experience in community lending. - Must be registered with the National Mortgage Licensing System (NMLS) as a Mortgage Loan Officer; registration requires background check and annual renewal.
