Position: Maintenance Technician II (Casa Panorama)

Overview

Maintenance Technician II for Winn Companies at Casa Panorama, a 154-unit affordable housing community in Panorama City, CA. The role covers maintenance in rental units, residential common areas, office, grounds, and parking lots. Salary ranges from $23.00 to $25.00 per hour, depending on experience.

Schedule:

Monday through Friday, 8:00 AM to 5:00 PM, with on-call rotation.

Responsibilities
  • Diagnose and repair in areas including appliances, carpentry, hardware accessories, masonry, painting, basic electrical, basic plumbing, and basic HVAC.
  • Complete assigned service requests and repairs in accordance with company procedures; ensure vacant apartments are prepared for occupancy and market-ready per company standards.
  • Perform maintenance service orders related to the preventive maintenance program, building and safety inspections, and annual unit inspections.
  • Maintain grounds and curb appeal through snow removal, landscaping, and trash management activities.
  • Be available for on-call activity during off-hours and emergencies based on a pre-determined schedule and need.
  • Respond to weather, environmental, or emergency maintenance calls after normal working hours.
  • Maintain a clean and safe environment, including regular trash removal, bathroom sanitation, hallway upkeep, and responding to cleaning-related service requests.
Requirements
  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • General knowledge of electrical, plumbing, appliances, HVAC, and/or carpentry.
  • Current driver's license in good standing and ability to meet driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Basic familiarity with computers and tablets.
  • Good communication and interpersonal skills.
  • Excellent customer service skills.
  • Ability to supervise and work with a diverse group of people and personalities.
  • Ability to speak and understand basic English.
Preferred Qualifications
  • Vocational or technical training.
  • EPA and/or HVAC certification.
  • CAMT certification.
