Asset Management focuses on asset strategy, business plan development and execution, investment performance, investment decision analysis, lease analysis, redevelopment management and refinancing/disposition analysis within the operating portfolio. The Associate will be involved with quantitative financial modeling, asset performance analysis, developing business plans and reporting for the Los Angeles office portfolio. The role will also collaborate in a dynamic team environment and interact with teams across our core functions including: portfolio management, acquisitions, development, capital markets, property management, corporate strategy, innovation, design and construction, and leasing.

• Provide analytical support to assist with the asset management function of existing properties including quarterly valuations, cash management, hold/sell analyses and other ad hoc sensitivity analyses
• Work with 3rd party leasing team to analyze and negotiate new leasing deals
• Complete market research through third-party data providers and communication with local brokers to compile relevant lease comparable, sale comparable, competitive sets, development pipelines and general market data
• Prepare presentation materials and proposals with responsibility for written and graphic requirements
• Annual budgeting and reforecasting in coordination with property management, design & construction, leasing and accounting teams
• Execute on or establish an assets business plan; coordinate with investment partners and participate in meetings with internal teams as well as third-party consultants such as architects, engineers and marketing agencies in furtherance of the assets business plan
• Managing refinancing and disposition activities as they arise
• Analyze and manage tracking of various ongoing capital projects in coordination with design & construction teams and property management

• 3-5 years of experience in an analytically rigorous Real Estate or Finance environment
• Evident passion for real estate and desire to build a career on the principal side
• Strong creative problem-solving skills
• Effective written and oral communication skills
• Proficient in Excel, ARGUS Enterprise and financial modeling
• The ability to work effectively with both peers and senior executives in a highly entrepreneurial, team-oriented environment
• Unwavering attention to detail

The base compensation range for this role is $115,000 to $130,000.
