Job Description Summary

Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.

Essential Responsibilities
  • Ensure achievement of the community’s revenue and occupancy goals by directing marketing, advertising and sales activities; oversee on-site traffic; maintain an appropriate inventory of “ready” apartments; set rent pricing and concessions; monitor day-to-day sales and leasing activities.
  • Stay informed about current market and competitor conditions; develop and implement short- and long-term marketing plans to sustain occupancy; implement pricing, concessions, leasing incentives, and advertising strategies to boost traffic and leases.
  • Develop print and internet advertising strategies; use available technology to promote the community and communicate with prospects; generate sales and leasing reports using the Company’s property management software.
  • Collaborate with maintenance to ensure the physical community meets standards for appearance and safety; develop activities to enhance salability of apartments and the community; regularly inspect “ready” units for marketability and use merchandising techniques.
  • Actively participate in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures per policies and procedures.
  • Review and analyze financial reports, shop reports, traffic and closing ratios, and other operational reports to identify issues; support solution strategies; present marketing and leasing results to clients, owners, and other managers.
  • Oversee the lease renewal program, sponsor renewal functions, manage communications/notification, and assist with resident move-outs as necessary.
  • Respond promptly to resident and client/owner concerns, take action to resolve problems, and document requests as needed.
  • Supervise the leasing team by interviewing, hiring, orienting, training, and managing performance in line with Company policies and values.
Required Licenses or Certifications
  • Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions
  • Incumbents must have a valid driver’s license to drive a golf cart on property
Physical Demands
  • Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
  • Occasional travel may be required to assist other properties, attend trainings, or meetings.
  • Flexible work schedule, including some evenings, weekends and holidays.

Hourly pay range for this position is $24.00 - $26.00 (North Hollywood, CA)
