Overview
After Co. is a full-service architecture and design practice as well as a licensed general contractor and construction manager. We offer both design and construction services independently, with the flexibility to provide integrated design,build delivery when it’s the right fit. Our construction team brings deep experience in high-end residential, hospitality, and commercial projects, executed with precision and craft.
Responsibilities Construction Management & Field Coordination- Lead all phases of construction from mobilization through close-out.
- Run Owner, Architect, Contractor (OAC) meetings; draft meeting minutes and follow up on all action items to maintain accountability.
- Oversee field operations, coordinating closely with superintendents to manage day-to-day site activities, sequencing, safety, and manpower.
- Maintain and update the Master Construction Schedule, monitoring critical path items, long-lead procurement, and trade coordination milestones.
- Manage subcontractor performance and ensure alignment with scope, schedule, and quality expectations.
- Perform regular jobsite walks, generate field reports, and ensure issues are identified, tracked, and resolved promptly.
- Coordinate directly with inspectors, city agencies, and consultants to facilitate approvals, inspections, and project sign-offs.
- Manage the RFI and Submittal process from initiation through close-out; ensure timely responses and clear documentation.
- Review and coordinate shop drawings, product data, and samples to confirm alignment with design intent and construction feasibility.
- Issue and track meeting minutes, logs, and correspondence to maintain transparent, organized project communication.
- Prepare and maintain Weekly Progress Reports summarizing schedule updates, field conditions, change status, and open issues.
- Collaborate with design teams to resolve constructability questions, detailing conflicts, and field changes.
- Develop, track, and manage project budgets, change orders, and contingency allocations.
- Review subcontractor payment applications and lien releases in coordination with accounting.
- Issue owner billings and maintain an accurate projection of cost-to-complete.
- Negotiate and execute subcontracts, ensuring scopes of work are complete and well-defined.
- Supervise superintendents, assistant PMs, and project engineers as needed.
- Foster a collaborative and proactive team culture between office and field operations.
- Anticipate project risks and implement mitigation strategies early.
- Uphold After Co.’s standards for jobsite safety, professionalism, and craftsmanship.
- 7–12 years of experience in construction management or architecture, with direct field oversight experience.
- Proven success managing high-end residential, multifamily, or hospitality projects from preconstruction through close-out.
- Strong command of RFI, submittal, change management, and scheduling systems (Procore, MS Project, Notion, or similar).
- Solid understanding of building codes, sequencing, and trade coordination.
- Exceptional communication skills,comfortable interfacing with owners, architects, subcontractors, and consultants.
- Ability to drive project execution independently while maintaining collaboration and transparency.
- Deep sense of accountability, organization, and follow-through.
- Experience in design,build delivery or direct collaboration with architects and fabricators.
- Familiarity with Los Angeles permitting, inspections, and agency coordination.
- Bachelor’s degree in Construction Management, Architecture, or related field.
- Architectural licensure (or progress toward licensure) a plus but not required.
