Please note that this is a floating property manager position to support properties in and surrounding regions of the Downtown Los Angeles area. Associate Property Managers are responsible for maintaining our communities to a market-ready standard and ensuring a high level of service at all times.

ESSENTIAL
JOB DUTIES:
- Assisting the Regional Property Manager with the overall operations of the building.
- Ensuring the smooth running of our community in a fast-paced environment.
- Overseeing all operations, including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits.
- Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
- Completing lease/renewal paperwork to ensure completion to company standards.
- Tracking and evaluating advertising and client traffic.
- Leading by example and instilling, maintaining, and modeling the Cushman & Wakefield mission to be the best national management company.
- Supervising day-to-day operations of the entire on-site team, ensuring that all Cushman & Wakefield policies and procedures are being followed.
- Maintaining effective on-site staff through interviewing, hiring, and coaching team members as necessary.
- Maintaining residents' files in accordance with company standards.
- Maintaining a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
- Managing and maintaining all aspects of the overall community budget and finances.
- Working with leasing staff to ensure that leasing/marketing goals are being met.
COMPETENCIES:
- Effective communication and customer service skills.
- Computer literacy, including Microsoft Office Suite and internet navigation skills.
- General office, bookkeeping, and sales skills, and excellent oral and written communication skills.
- Determining leasing opportunities for staff and working on goal setting to improve the performance of each staff member.
- Supervising day-to-day operations of the team, ensuring that all C&W policies and procedures are being followed.
- Working with leasing staff to ensure that leasing/marketing goals are being met.
- Ability to manage a team.
- Performing any other related duties as required or assigned.
IMPORTANT
EDUCATION:
- Bachelor's Degree preferred.
- High School Diploma, GED, Technical, or Vocational school required.
IMPORTANT
EXPERIENCE:
- 3+ years of Property Management experience.
- 1+ year of Management experience.
WORK ENVIRONMENT: This job operates in a professional office environment and requires regular travel outside between properties in varying weather conditions.
PHYSICAL DEMANDS: The employee may need to stand and walk for extended periods, ascend and descend staircases, and remain in a stationary position for 85% of the time.
