ASSISTANT COMMUNITY MANAGER is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The Assistant Community Manager helps manage delinquency and rent collection to optimize cash flow and financial position, and oversees operations, including personnel, leasing, maintenance, financial administration & risk management in the absence of the Community Manager. As an on-site leader, you will supervise the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.
Responsibilities- Financial Management: posting payments and income from applicants and residents accurately and timely; reconciling daily account receivables; following up on bad debt, sending late notices, contacting residents and guarantors, and filing evictions; helping the property meet budgeted revenues, expenses, and Net Operating Income; posting charges to resident and non-current accounts and bill-backs of utilities; end-of-month closing procedures and reporting; maintaining organized records and auditing resident files;
posting move-out charges, statements, and security deposit refunds. - Personnel Management: regular onsite attendance; hiring, training, coaching, and developing onsite staff; ongoing training and guidance to ensure compliance with Asset training benchmarks; promoting harmony and quality performance; ensuring policy compliance; strategic leasing management; effective leasing techniques and documentation; implementing annual marketing plan; addressing resident complaints; developing retention programs; showing, leasing, and moving in prospective residents.
- Administrative Management: managing customer service and maintenance service request responsiveness; maintaining property appearance and timely repairs; supervising business operations; planning and utilizing resources, equipment, and supplies; obtaining bids and working with vendors.
- Education/
Experience:
High School Diploma or Equivalent;
Bachelor’s degree preferred or two years in housing, or one to two years related experience; or equivalent combination. Basic computer skills and ability to perform onsite software functions; knowledge of Fair Housing Laws and OSHA requirements. - Physical Requirements:
ability to work in various environments; able to lift up to 25 lbs; capable of standing, walking, and performing tasks as described; exposure to outdoor conditions and hazardous chemicals.
Salary Range
: $26 per hour to $28 per hour
