JOB DESCRIPTION SUMMARY

This role oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

JOB DESCRIPTION AND BASIC DETAILS

  • Schedule: Monday-Friday
  • Requirements: 3-5 years of Maintenance experience (Service supervisor experience in a high-rise setting, experience managing a team)

  • Assists and completes work orders generated from resident requests for service, diagnoses the source or cause of the defect or problem, and makes repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
  • Develops standards for cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to reflect Greystar standards.
  • Periodically inspects work performed by service team members and contractors to ensure adherence to policies, procedures, and quality standards; develops corrective action plans as needed.
  • Maintains adequate inventory of spare parts and maintenance materials; works with Community Manager to order supplies within budget.
  • Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assists Community Manager in developing the budget for regular repair and maintenance and capital projects.
  • Supports cost-cutting and expense control by fixing rather than replacing parts when possible and using tools and materials efficiently.
  • Conducts regular safety meetings, ensures MSDS sheets are current, and stays up to date on OSHA and safety laws to ensure community compliance.
  • Demonstrates customer service skills by treating residents with respect, answering questions, and addressing maintenance-related complaints with efficiency and urgency.

Travel / Physical Demands:

  • Stand, walk, or sit for extended periods; bend, stoop, climb ladders; reach, carry objects; crawl in confined areas.
  • Work inside and outside in all weather conditions; push, pull, lift, carry, or move weights up to 25 pounds independently and 50 pounds with assistance.
  • Local travel may be required; flexible work schedule including on-call evenings, weekends, and holidays.

The hourly pay range for this position is $32.00 - $45.00 (Los Angeles, CA).
