PositionSummary
The Maintenance Technician / Janitor reports to the Community Manager and works as part of a team to ensure that the property is maintained in the best physical condition possible and that all resident service requests are completed in a timely manner.
Primary Responsibilities & AccountabilitiesKey duties or essential priorities for fulfilling the job’s purpose include:
- Maintenance:
Perform minor property maintenance and repairs as assigned by the Community Manager, including plastering, painting, plumbing (unclogging toilets and drains), carpentry, mechanical and electrical work. This may require pushing and pulling, reaching overhead and in front, crawling around or behind equipment, and lifting of drywall panels, large containers of paint and/or plaster, lumber and tools. - Observe and practice safety procedures when conducting maintenance work. Do not leave equipment, tools, or supplies unattended. Wear safety gear as required and use proper signage to announce unsafe area conditions.
- Prioritize, schedule and complete resident service requests for unit repairs, general maintenance, and janitorial duties in accordance with Abode Communities standards, in conjunction with the Property Manager.
- Prepare properties for inspections by regulatory agencies.
- Coordinate and monitor progress of vendors or outside contractors.
- Inspect property daily and report any needed repairs to the Property Manager.
- Troubleshoot and diagnose equipment malfunctions and repair equipment or arrange for repair by a vendor or outside contractor, in accordance with Abode Communities policies and procedures.
- Inspect building equipment and provide preventative maintenance services in accordance with appropriate guidelines. Maintain all relevant equipment inspection and preventive maintenance logs as required.
- Inspect building equipment to ensure safe and reliable operation. Maintain required inspection logs.
- Maintain maintenance equipment supplies (spare parts) inventory and order as needed.
- Complete all paperwork (e.g., preventive maintenance schedules, work orders, inventory reports, daily work log reports) daily or as required by the Property Manager.
- Assist in the preparation of supplies orders.
- Respond to after-hours and weekend maintenance emergencies, including the possibility of assisting on emergencies at other properties besides the assigned one.
- Perform all janitorial duties on building grounds and common areas such as sweeping, mopping, shampooing, polishing and vacuuming common area bathrooms, kitchens, community rooms, offices, and vacant units.
- Responsible for all janitorial duties of the property, including exterior grounds, perimeter, roofs, parking lots, courtyards, laundry rooms, community rooms, common areas, hallways, kitchens, offices, and vacant units.
- Maintain supplies inventory and report needed supplies to the Community Manager.
- Assist in preparing for inspections by regulatory agencies.
- Inspect property daily and report any needed repairs to the Community Manager.
- Assist maintenance staff as needed in moving heavy objects, providing ladder support, and in maintenance projects where assistance is needed.
- Light painting over graffiti or small projects.
- Participate in special projects as designated by Regional Supervisor or manager.
Equivalent Education, Experiences, Skills, Knowledge, and Abilities:
