At Living Room, a private membership club where creatives celebrate music, art, design and culture, we are looking for a Building Operating Engineer to maintain a clean, safe, and efficient environment for our members and guests.
Base pay range$24.00/yr - $28.00/yr
The Role- Teamwork and Coordination:
Act as an influential leader, proactively addressing service calls from each department, including the general manager, engineer manager, and duty manager (DM), in accordance with established standards. - Training and Solution Provision:
Provide solutions through repair, maintenance, alteration, and new installations. Identify defects, fill out daily maintenance walk‑through reports, troubleshoot malfunctions, take corrective action, and accurately document all work performed within maintenance logs and equipment records. - Preventative Maintenance:
Proactively identify items requiring preventative upkeep and maintenance throughout the property. - Collaboration and Risk Communication:
Collaborate with the team to complete requests, follow predetermined workflows, and effectively communicate associated risks. - Workstation Maintenance:
Maintain a clean, professional, and orderly workstation to ensure the safety of members, guests, and staff. - Documentation and Reporting:
Accurately document all work performed in the Maintenance Work Log. - Safety Training Partnership:
Partner with property leaders to conduct safety training on loss prevention and the company's safety philosophy, promoting safe work habits and maintaining a safe work environment.
- Passion for ensuring seamless operation and maintenance of property facilities to create an efficient environment for members and guests.
- Understanding of property principles, including engineering skills such as drywall repair, painting, AC diagnosis, plumbing repair and drain clearing, electrical and breaker knowledge, furniture and flooring repair, maintenance procedures, and health and safety regulations.
- Strong organizational and problem‑solving skills, with the ability to efficiently manage property maintenance tasks.
- Ability to assist a team of maintenance staff, ensuring collaboration and adherence to property standards.
- Experience in properties, including vendor relationships and implementing cost‑effective solutions for property improvement.
- Minimum of 1 to 3+ years of experience with basic electrical, HVAC, mechanical, and plumbing equipment and systems.
- Expert knowledge of building systems, ability to work autonomously, and proficiency in various painting and finishing work.
- Strong communication skills, collaborative mindset, and ability to motivate teams positively while working on projects.
- Capacity to establish professional relationships with leaders and kitchen teams; willingness to arrive prior to scheduled start time for preparation and briefings.
- Proactive approach to problem‑solving, demonstrating both independent and team‑player capabilities.
- Flexibility in schedule, including availability to work mornings, nights, weekends, and holidays as required.
