Steer point Capital is a commercial real estate investments and capital advisory firm focused on executing value-add and opportunistic real estate strategies. SPC is seeking an Associate, Asset Manager t to join our growing team to and work cross-functionally to find and solve problems and drive efficiencies through people and project management.
This newly created role will focus on strategic planning ad-hoc financial analysis, specifically within our portfolio of enclosed malls and office properties.
Opportunity SummaryAs an Associate within our Asset Management Group, you will play a pivotal role in supporting the financial management and strategic planning efforts for our portfolio of malls and office properties. This dynamic role offers an Asset Manager the opportunity to work closely with senior management and cross-functional teams to analyze financial data, assess property performance, and drive value-enhancing initiatives.
Responsibilities- Conduct financial analysis, including budgeting, forecasting, and variance analysis, to evaluate property performance and identify opportunities for improvement.
- Assist in the development and implementation of asset management strategies to maximize property value and achieve investment objectives.
- Prepare regular reports and presentations for senior management, investors, and other stakeholders on property performance, market trends, and asset management initiatives.
- Support leasing activities, including analyzing lease agreements, monitoring lease expirations, and evaluating tenant creditworthiness.
- Assist in the oversight of property operations, including vendor management, maintenance programs, and capital improvement projects, to ensure properties are well-maintained and operating efficiently.
- Provide analytical support for capital improvement projects, evaluating ROI and financial feasibility to enhance property value.
- Develop financial models and forecasts to evaluate development opportunities, assess risks, and support decision-making.
- Assist in the formulation of leasing strategies, tenant negotiations, and lease analysis to drive occupancy and rental income growth.
- Assist in portfolio-level analysis, evaluating asset performance, diversification, and overall portfolio strategy.
- Collaborate with internal teams, including acquisitions, development, and finance, to support investment decision-making and ensure alignment with overall business objectives.
- Provide ad hoc analytical support and assist with special projects, as needed.
- Bachelor’s degree in finance, Accounting, Real Estate, or related field. Advanced degree or relevant certifications (e.g., CFA, CPA) is a plus.
- 4+ years of experience in financial analysis, preferably within real estate asset management
- Experience with malls and office properties is highly desirable.
- Strong analytical skills with proficiency in financial modeling, analysis, and reporting.
- Excellent attention to detail with the ability to analyze complex data and draw meaningful conclusions.
- Effective communication skills, both verbal and written, with the ability to interact professionally with internal and external stakeholders.
- Ability to thrive in a fast-paced, collaborative environment and manage multiple priorities effectively.
- Proficiency in Microsoft Office Suite, particularly Excel, Power Point
