Compensation: $125,000-$150,000 with bonus potential. Benefits after trial period.
About PassoPasso is an affordable housing development company formed in 2024 for the purpose of developing low income housing in the City of Los Angeles. The Company has partnered with two institutional investors who have together committed equity for eight development projects to date. Given the need for affordable housing, not only in Los Angeles, but in locations across the county, Passo expects substantial growth in its development pipeline.

As our organization continues to grow, we are seeking a Controller to oversee and strengthen our financial operations.
Position OverviewThe Controller will be responsible for maintaining the integrity of the organization's financial systems, providing high-quality reporting, coordinating the preparation and filing of tax returns for multiple entities and ensuring compliance with regulatory, investor, and lender requirements.
This role works closely with Passo’s principals and external consultants, bringing professional expertise to manage accounting operations.
Key Responsibilities- Maintain and oversee general ledger, accounts payable/receivable, and cash flow tracking for Passo and its subsidiary companies.
- Prepare and deliver monthly, quarterly, and annual financial reports.
- Support grant compliance, funding draw requests, and financial reporting to lenders, investors, and governmental/quasi-governmental agencies.
- Assist with budget preparation, variance tracking and financial forecasting in collaboration with senior leadership.
- Manage the preparation and review of audit materials and tax returns (coordinate with external auditors and accountants).
- Establish and uphold internal controls, policies, and accounting best practices.
- Maintain accurate records for organizational and project-specific (real estate) entities.
- Provide financial support for new project underwriting and development activities as needed.
- Bachelor’s degree in Accounting, Finance, or related field (CPA preferred but not required).
- 5+ years of accounting and finance experience; real estate development or affordable housing background preferred.
- Deep understanding of real estate accounting standards (GAAP), joint venture structures and equity waterfalls.
- Ability to oversee the tax filing process and coordinate with accounting firms to prepare and timely file federal and state tax returns for joint venture and single asset property companies.
- Familiarity with affordable housing financing structures (LIHTC, HOME, CDBG, HUD) highly valued.
- Comfort dealing with multi-entity organizational structures.
- Experience with accounting platforms (e.g., Quick Books, Yardi, MRI) and strong Excel skills.
- Knowledge of payroll systems and ability to interface with benefits administrator.
- Ability to work independently, meet deadlines, and manage multiple projects concurrently.
- Strong communication and collaboration skills, with a professional mindset.
- Estimated 40 hours/week with increased workload from time to time based on project cyclicality or seasonal reporting requirements.
- Salary + Bonus + Benefits Package (after a trial period).
- Position may be staffed in either Passo’s Los Angeles or Connecticut office.
