Overview

Hanmi Bank – The Mortgage Loan Assistant is responsible for processing and closing mortgage loans, communicating with clients, customers, and outside agencies to gather information, research problems, and respond promptly to inquiries. This role ensures compliance with established company policies and procedures and adheres to state and federal regulations related to lending.

This position requires knowledge and adherence to regulations including Regulation Z (Truth in Lending Act), Regulation B (Equal Credit Opportunity Act), Home Mortgage Disclosure Act, Real Estate Settlement Procedures Act, Fair Credit Reporting Act, Bank Secrecy Act with USA PATRIOT Act, Anti-Money Laundering, and Customer Information Program, Right to Financial Privacy Act, and the Community Reinvestment Act.

Responsibilities
  • Process documents received for each file, verifying the accuracy and completeness of each document
  • Provide disclosures when necessary
  • Order credit reports, business entity searches, GEO codes/census tracking, and title/escrow work or any documents needed for loan processing
  • Order appraisals
  • Track documents including hazard insurance, flood insurance, financial statements, and escrow/title policies
  • Establish, maintain, and update files, databases, records
  • Coordination of loans with escrow companies
  • Gather, review, and organize mortgage loan documents
  • Prepare fund request documents for wiring funds to closing
  • Process draw requests on warehouse lines of credit
  • Prepare loan renewal and extension requests
  • Process loan cancellations/denials and adverse action letters
  • Maintain data integrity in the system of record within departmental guidelines to mitigate operational risk
  • Respond to inquiries from customers and internal personnel regarding loan issues and requests
  • Follow departmental procedures to receive satisfactory audits; consider audit implications when assisting in developing new tasks
  • Remain current on government regulations related to lending and internal policies

  • Minimum Requirements

    These specifications are general guidelines based on the minimum experience normally considered essential to the satisfactory performance of this position.     • High School Diploma and at least 2+ years of related experience and/or training;
      Bachelor’s degree preferred. Work related experience should consist of a loan servicing background. Educational experience should be business or financial industry related.
    • Work related experience and/or training must consist of an in-depth background in loan documentation and servicing in mortgage lending.
    • Basic knowledge of related state and federal banking compliance regulations, Bank operational policies and procedures, and the Bank’s products and services.
    • Intermediate skills in computer terminal and personal computer operation; mainframe computer system; word processing and spreadsheet software programs.
    • Intermediate typing skills to meet production needs of the position.
    • Basic math skills; ability to calculate interest, commissions, proportions, and percentages; balance accounts; perform basic arithmetic operations; interpret bar graphs.
    • Exceptional verbal, written and interpersonal communication skills, with the ability to carry out instructions, train personnel, write reports, and speak clearly to customers and employees.
