Our client, a real estate Development and Acquisition firm, is seeking a Construction Project Manager to lead ground-up residential projects. They are a fast-growing business, seeking a candidate with a proven track record in construction who is highly hands-on and entrepreneurial. You will own projects from pre-construction through closeout, manage subcontractors, oversee budgets and schedules, and serve as the key point of contact for clients, inspectors, and vendors.
The ideal candidate is resourceful, solutions-oriented, and comfortable wearing multiple hats as the company scales.
- Manage day-to-day construction activities across multiple residential projects, including planning, scheduling, budgeting, procurement, and onsite supervision.
- Conduct site walks, evaluate project readiness, and address issues in real time to keep projects on schedule.
- Source, vet, negotiate, and manage subcontractors and vendors; ensure quality workmanship and adherence to timelines.
- Coordinate permitting, inspections, and interactions with city/county agencies; ensure all work complies with local building codes.
- Develop and maintain project budgets, track costs, and prepare change orders; flag variances early and propose solutions.
- Manage project schedules, proactively adjust workflows, and remove obstacles to keep projects moving efficiently.
- Communicate frequently with homeowners, investors, or internal stakeholders regarding progress, issues, and timelines.
- Oversee materials procurement, including ordering, inventory tracking, and ensuring deliveries align with project milestones.
- Maintain accurate, up-to-date project documentation, including RFIs, daily logs, progress photos, invoices, and closeout materials.
- Ensure all job sites meet safety standards and that subcontractors follow OSHA and company safety protocols.
- Support broader operational needs of a growing start-up, including process creation, vendor lists, templates, and workflow improvements.
- 4–8+ years of residential construction project management experience (ground-up, remodels, or additions).
- Experience working in a start-up or lean environment where agility and hands-on oversight are essential.
- Strong understanding of residential construction methods, permitting, inspections, and code requirements.
- Proven ability to manage multiple projects simultaneously from pre-con through completion.
- Skilled in subcontractor management and maintaining high-quality workmanship.
- Proficient with construction/project tools such as Procore, Buildertrend, CoConstruct, Plan Grid, or similar.
- Strong financial acumen, including budgeting, cost tracking, and change order management.
- Excellent communication and client-facing skills; able to translate construction updates into clear, accessible language.
- Ability to anticipate problems, propose solutions, and operate with urgency in a fast-moving environment.
- Reliable transportation and ability to travel between job sites regularly.
