Site Superintendent - Large Scale TI & High End Commercial Fit Outs
Location:
Los Angeles, CA
Salary: $130,000 - $160,000 DOE
Overview
A leading Los Angeles General Contractor specializing in large-scale TI and high-end commercial fit-outs is seeking an experienced Site Superintendent to own on-site execution of complex interior projects. This role requires strong field leadership, expertise in occupied high-rise environments, and the ability to deliver polished, schedule-driven results for sophisticated corporate clients.
Must Haves
- 10+ years of experience as a Superintendent delivering large-scale commercial TI and high-end office fit-out projects
- Proven background leading Class A commercial interiors and high-rise tenant improvements in Los Angeles
- Demonstrated experience running $5M-$30M+ TI projects with complex scopes, tight schedules, and multiple trades
- Extensive experience working in occupied buildings with off-hours work, shutdown coordination, and strict building rules
- Strong ability to read, interpret, and build directly from architectural, structural, MEP, and finish drawings
- Deep working knowledge of sequencing, logistics planning, and real-world site execution beyond baseline schedules
- Solid understanding of California building codes, CAL-OSHA requirements, and AHJ inspection processes
- Hands-on experience coordinating MEP, fire life safety, low voltage, and specialty trades in dense commercial environments
- Confident client-facing presence with the professionalism expected on high-end corporate and tech-focused projects
- Proficiency with construction management software such as Procore, Plan Grid, or similar platforms
- Ability to independently own a jobsite from mobilization through turnover with minimal oversight
- Reliable leadership style that promotes accountability, safety, and quality without unnecessary drama
- Experience with OSHPD/HCAI, medical office, or technically complex interior buildouts
- Familiarity with DTLA, West LA, and other dense urban submarkets and their unique permitting constraints
- Experience supporting pursuit efforts, including participating in client interviews or proposal presentations
- OSHA-30, First Aid, CPR, or other relevant safety certifications
- LEED or sustainability-related project experience
- Background working on multi-floor, phased, or campus-style TI projects
- Experience mentoring or leading Assistant Superintendents or field staff
- Lead all on-site construction activities for large-scale TI and high-end commercial fit-out projects
- Own day-to-day site execution, sequencing, and production planning to maintain schedule and quality
- Develop and drive detailed short-term planning including 3-week lookaheads and daily work plans
- Coordinate and manage subcontractors, vendors, and inspectors to ensure smooth workflow and accountability
- Manage work in occupied environments while minimizing disruption through careful planning and communication
- Enforce jobsite safety standards, conduct regular safety meetings, and maintain compliance with CAL-OSHA requirements
- Serve as the primary on-site representative to clients, building management, and design teams
- Coordinate with landlords, operating engineers, and base building vendors on system tie-ins and shutdowns
- Track manpower, site conditions, inspections, deliveries, delays, and daily activities through accurate reporting
- Review work in place to ensure compliance with plans, specifications, and quality expectations
- Coordinate inspections with all Authorities Having Jurisdiction and close out any deficiencies promptly
- Maintain jobsite organization, cleanliness, and logistics in high-density commercial buildings
- Communicate proactively with Project Managers regarding schedule impacts, changes, and field conditions
- Support punchlist, closeout, and turnover activities to ensure client satisfaction and repeat work
