Position: Building Manager 3

What You Will Do

The Los Alamos Neutron Science Center Facility Operations Directorate (LANSCE-FO) is seeking a Building Manager 3 to join our dynamic team. The selected candidate will report to the LANSCE-FO Building Operations and Maintenance Group Leader, primarily providing facility support and performing other facility operations related functions. The Building Operations and Maintenance Group is responsible for facility management  selected candidate will be responsible for a multitude of tasks pertaining to maintenance and facility operations.

The Building Manager will operate and monitor facility systems, manage building configurations, perform routine tasks in support of operations, maintenance, science, and engineering activities. Provide direct support in operations, specification, construction, and/or design of facility mechanical, electrical, and/or chemical systems. Perform routine evaluations of equipment and keep detailed logs for critical equipment. Observe equipment and control panels for operator messages or error indicators and respond accordingly.

Perform diagnostic tests and react appropriately to the messages and report errors or machine malfunctions as required.

What You Need

Minimum

Job Requirements:

  • Extensive knowledge of facility systems or similar system operations.
  • Experience in inspecting and coordinating complex maintenance and construction operations.
  • Experience and demonstrated skill in identifying problem areas, investigating solutions, and determining actions to be performed.
  • Extensive knowledge and experience with work planning and control, including hazard identification, hazard analysis, and control implementation, applying the hierarchy of controls for a wide range of complex and hazardous activities.
  • Experience working in radiation environments and adhering to associated policies and procedures.
  • Extensive knowledge and experience with facility systems, including but not limited to HVAC, process water systems, heat exchangers, pumps, motors, chillers, cooling towers, hot water systems, power distribution (including electrical motor control centers), pneumatic systems and controls, direct digital control (DDC) systems, hoists/cranes, elevators, lighting, fire protection systems, life safety systems, roll-up doors, and access systems (including badge readers, locks, and cores).
  • Demonstrated experience in reading, understanding, and explaining engineering structural, mechanical, and electrical drawings/schematics, as well as control diagrams/specifications.
  • Experience with troubleshooting, repair, and maintenance of facility equipment.
  • Ability to utilize Excel and computerized maintenance management (CMMS)/work control software (e.g., Asset Suite, MWP, FSR systems) to create, track, update, analyze, and develop reports for work within assigned facilities.
  • Demonstrated ability to promote teamwork, safety, environmental stewardship, and quality standards.

Training/

Certifications:

  • IFMA Certification or BOMI Certification, or ability to obtain.
  • Automated Logic Owner/Operator Level 1 (or higher), or ability to obtain.

Education/

Experience:

Position requires a Bachelor  Degree in an Engineering or related technical discipline and 6 years of related experience, or an equivalent combination of related experience and education. At this level, additional training, certifications and/or education may be desirable (Facility Management Professional Certification, Certified Maintenance and Reliability Technician, Lean Methods).

Desired

Qualifications:

  • Experience with the Subcontract Technical Representative (STR) Program.
  • Working knowledge of OSHA, IBC, UPC, NEC, UMC, NFPA, and LANL policies and procedures.
  • Working knowledge of building automation systems and the ability to obtain related certifications.
  • Experience serving as a Lockout/Tagout (LOTO) Coordinator.
  • Active DOE "Q" Clearance.
