• Supervise maintenance staff and vendors, ensuring quality, timeliness, and safety.
• Respond to resident, management and service requests and oversee work order completion.
• Maintain preventative maintenance programs and manage maintenance supplies and budgets.
• Inspect grounds, buildings, and common areas to identify and correct hazardous conditions.
• Document service requests, preventative maintenance, and EPA/OSHA records accurately.
• Schedule staff training, performance evaluations, and ongoing coaching.
• Ensure excellent customer service, resolving resident concerns promptly.
• Participate in on‑call emergency rotations and property inspections as required.

• High‑school diploma or equivalent.
• EPA and CPO certification required; HVAC certification desirable.
• Proficiency with on‑site software and basic computer skills.
• Knowledge of Fair Housing Laws and OSHA requirements.

• Regularly lift, move, and operate equipment up to 100 lb.
• Work in confined spaces, climb stairs, ladders, or porches.
• Operate machinery, power tools, and golf carts.
• Remain on‑call for weekend and night emergencies.

• Reliable transportation for on‑call duties.

Salary range: $32 per hour to $34 per hour.
