Porter– Essential Duties & Responsibilities
- Assist in carrying out maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance under the supervision of the Maintenance Supervisor and Community Manager.
- Perform community maintenance tasks such as cleaning, trash removal, grounds upkeep, and maintenance of common areas (interior and exterior when applicable).
- Respond to resident/management requests and work orders in a timely manner.
- Complete repairs and replacements for grounds, buildings, breezeways, and community areas as needed.
- Inspect grounds and facilities daily to identify hazardous conditions and address liability concerns.
- Maintain a preventative maintenance program to extend the life of the community and minimize future repairs.
- Understand and follow Asset key policy; keep an organized and stocked maintenance shop in adherence to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices.
- Participate in unit inspections as requested and report violations of community rules to the Maintenance Supervisor and/or Community Manager.
- Utilize property resources, equipment, and supplies economically; perform additional tasks as assigned by the Maintenance Supervisor and Community Manager.
- Participate in on-call emergency at the community.
- Customer & Resident Relations: support excellent customer service, monitor service request turnaround, and maintain a favorable image of the community.
- Enforce community policies delegated by the supervisor.
- High School Diploma or Equivalent.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly move about to accomplish tasks at multiple worksites and traverse flat and uneven terrain.
- Occasionally ascend/descend ladders, stairs, ramps, or other heights; lift and move objects over 100 lbs.; operate vehicles or equipment; work in outdoor weather conditions; work overtime or on-call for emergencies.
Salary Range: $20 per hour. At Asset Living, compensation decisions consider skills, background, training, and certifications. Full-time employees may receive paid sick days and company holidays.
