Holland is seeking an experienced and goal-oriented maintenance professional to join our property maintenance team as Assistant Maintenance Manager to serve our current and future residents at Contour 39. The following functions are typically those of an Assistant Maintenance Manager; if needed, Maintenance Technicians or the Maintenance Manager may provide support.

  • ESSENTIAL JOB FUNCTIONS
    • Maintain the physical condition of the property in accordance with company operating and safety standards. Ensure service requests and repairs are completed correctly and promptly. Require 90-95% hands-on maintenance work; remaining time spent supervising staff and outside contractors and performing general management duties as assigned by the Maintenance Manager.
    • Ability to transport or move up to 50 pounds, use ladders, access confined spaces, or work at heights above eight to nine feet. Able to perform general maintenance repair tasks without compromising safety.
    • Prioritize, organize and schedule service requests and general maintenance tasks, with assistance from Maintenance Technicians.
    • Assist Maintenance Manager with scheduling and supervising maintenance staff and outside contractors.
    • Assist in maintaining inventory of supplies and tools; purchase supplies using standard purchase order systems and bidding procedures.
    • Assist in maintaining a preventative maintenance program to minimize emergency repairs and service requests.
    • Adhere to safety programs, policies and procedures; maintain hazard communications and promote safe work practices on-site.
    • Participate in required company training classes.
    • Assist with departmental personnel management functions, budgeting and reforecasting as required.
    • Maintain positive relationships with Administrative and Maintenance staff to ensure excellent service, teamwork and accountability.
    • Maintain confidentiality of sensitive documents relating to residents and company information.
    • Cooperate with peers at all levels for the best interests of the Property/Company.
    • Perform other duties as directed by the Property Manager and support the overall team effort.

Job Requirements

  • Education: High school diploma or equivalent required.
  • Experience: Minimum of two to three years in property management maintenance or related trade. Older properties (5+ years) may require renovation experience.

  • Basic – Intermediate Plumbing
  • Basic – Intermediate Electrical (when no license required)
  • Sheetrock
  • Pool Care (if required by property)
  • Pest Control (if required by property)
  • Gutters
  • Painting
  • Roofing - All roofing work performed by licensed, insured contractors
  • Attendance: Ability to work any day of the week, year-round; must be able to work scheduled hours plus additional hours as needed. On-call as scheduled or necessary.
  • Equipment: Ability to operate a property-provided vehicle to transport tools and supplies. Proficiency with tools and equipment (hand tools, pressure washers, blowers, ladders, painting supplies, landscaping equipment, etc.). Will involve frequent chemical handling. Maintain appropriate safety equipment and apparel.
  • Licenses/Certifications: Other licenses and certifications as required by state law.
  • Other requirements: Ability to wear appropriate maintenance uniform; strong customer service orientation; good hearing and vision;
    English fluency (verbal and non-verbal).
