Position OverviewAs Director, Asset Management, UK, you will partner with the Head of Asset Management and Value‑Add Investment, UK, and work across Realty Income's UK portfolio (~$10B) to deliver enhanced tenancy, income, occupancy, and green initiatives.
Key Responsibilities- Direct responsibility for delivering returns on a diverse UK portfolio.
- Manage client relationships, including the top 10 clients.
- Coordinate the annual business planning process for assets.
- Coordinate annual budgeting and forecasting.
- Lead major portfolio discussions and deals, providing analysis and presentations.
- Drive the Client Service Team across multiple clients.
- Lead ESG initiatives across the portfolio.
- Carry out lease renewals, rent reviews, lease reallocations, new lettings, negotiations, and transacting with legal support.
- Manage monthly leasing meetings with leasing agents, planners, project managers, and property managers.
- Identify additive revenue opportunities through development and commercialisation.
- Oversee developments at existing sites—amalgamation works, tenant upsize & downsize, extensions, new units, and drive‑thru units.
- Maintain relationships with local stakeholders such as council representatives and adjacent owners.
- Provide support to value‑add transactions for new purchases.
- Validate and reconcile metrics for quarterly reporting.
- Delegate tasks to analysts and review their work product.
- Identify adjacent ownership opportunities for acquisition.
- Extensive real‑estate asset management experience in the retail, warehouse, and logistics sectors.
- 1st class honours undergraduate degree.
- Significant prior financial responsibility or accountability.
- Experience in leasing, rent review & lease renewals, investment, development, and valuation.
- Strong technical analysis and intermediate‑to‑advanced Excel skills.
- Leadership ability to manage people and resources effectively.
- Excellent negotiation and salesmanship skills.
- Strong verbal and written communication skills, including presenting proposals and complex recommendations.
- Proficiency in managing disagreements and maintaining relationships with clients and third‑party requestors.
- Outstanding critical‑thinking and innovative approach.
- Ability to multi‑task in a fast‑paced environment and prioritize competing demands.
- Occasional business travel required.
