Voids Maintenance Officer

What you’ll do

• Complete first and final lock changes on all voids, including key safe installation and secure key tracking within the 24‑hour KPI.
• Record and manage utilities: capture meter readings/serials, upload to the portal, resolve damaged meters, clear pre‑pay debts and add void credit so works can start.
• Carry out work‑in‑progress site visits, monitoring quality and H&S compliance, and provide clear updates to the Voids team.
• Complete tenancy‑ready checks after post‑inspection, ensuring every property meets our standards before sign‑up.
• Undertake minor repairs (e.g., leaks, internal locks, hinges, window fixtures) including occupied follow‑ups within the first 12 weeks of tenancy.
• Weekly flushing of unoccupied voids in line with the council’s process; make accurate records in our information system.
• Collaborate with Void Surveyors, contractors and the wider Housing team; step in on WIP inspections when required.

• Strong repairs/maintenance background (voids or similar) with the confidence to carry out minor works.
• Utility meter know‑how (smart & prepayment), including debt clearance processes.
• Proven experience of WIP visits, pre‑tenancy checks and robust data/record keeping.
• Good IT skills (MS Suite), clear communication and a collaborative, can‑do attitude.
• Awareness of housing safety/quality standards (e.g., HHSRS).
